The house rules weren't clear to us. The website said guests could use the deck, but there was no sign on the deck door saying not to go out there. My family and I had rented two rooms, and the next morning we stepped onto the back deck. The owner then became angry with my father, saying we had disrespected her home. She said the “beware of dog” sign should have kept us away, even though there was also a camera on the deck. She threatened to report us when we questioned her reaction, though I don't know to whom. The owner had been very rude to my father from the start. Her response to me was a lie: she never gave us house rules, so how could we know them? They should be posted on the website, where they weren't, and there should be a sign at the deck door.

Our room was large, comfortable, and clean, and for our one night the shared bathroom setup wasn't a problem because the place was nearly empty. Still, the website doesn't make it clear that most rooms use bathrooms in the hallway instead of having their own, so people booking should know. Breakfast was only oatmeal packets, bananas, and bread for toasting. The Roku TV requires your own streaming service logins if you want to watch anything. It was fine for a night, but the place wasn't quite as it appeared online.

The place itself was lovely, and our room felt secure and comfortable. We stayed one night, but no breakfast was served at all, not even fruit or a granola bar. We waited until 9:30 in the morning, then went into town to find somewhere to eat.

The basics suited my overnight stop perfectly: clean place, comfortable beds, a fair price, and large clean bathrooms shared by two or three rooms. It's about a 1.2 mile ride from the Purcellville trailhead, so it's convenient if you're biking the length of the W&OD trail. Breakfast is simple, with a shared kitchen where you can help yourself to bagels, muffins, bananas, and yoghurt. It's not the especially cute or romantic kind of B&B. After a day on the bike, Monks BBQ is an easy stop on the way, with great food and a very good local beer selection.
