The Cowboy Villa was a peaceful place to spend four nights, with beautiful sunsets and a mountain setting in a gated community. Santa Fe isn't within walking distance, but the drive was quick and easy. The New Mexico style and decor were just the atmosphere we wanted. The unit was clean, comfortable, and had most of what we needed. It was quiet and felt safe. A heads-up for late arrivals: there's a short staircase from the parking area to the front door, and it was very dark when we arrived after hours, so bring a flashlight. You also need to collect keys from the managing office in town, since there's no keypad at the unit. The external lock box pickup was easy to follow, and management checked in by text and email. There were construction materials on the roof, apparently in preparation for work. Strong winds on our last night shifted them and made quite a bit of noise. It didn't happen earlier, but I think management would have addressed it if it had. I'd still stay here again.

My son couldn't light the stove pilot, and workers and gas company visits disrupted his first day. He'd arrived from overseas, was jet lagged, and had already spent a sleepless night. The gas smell also made it hard to sleep, so it was a horrendous start to a two week stay. Kokopelli offered no compensation for the time he was there. The problem began when I picked him up at the Santa Fe Airport in September and drove him to his Rio Vista Casita rental. As soon as we went in, I was overwhelmed by the strong odor of a gas leak. Covid had taken away my son's sense of smell, so I was glad I'd dropped him off before he got his rental car. I called the after hours number because the situation seemed dangerous. A woman whose accent was difficult to understand answered, contacted Kokopelli, then called me back. She said a previous renter had reported the leak but that it was fixed. Since Kokopelli didn't respond to this critical issue, the City of Santa Fe sent a fire truck. The crew couldn't fix it, and the gas company came the next day and red tagged it. I told my son not to light a match and to sleep with all the doors and windows open. The Casita itself was cute and well located, but no one seemed concerned enough to deal with a serious gas leak. As a 50 year resident, I know many people who visit, and I could never recommend a Kokopelli managed property to my friends or relatives. I'm highly disappointed.

I rented two places over three months, and both were neglected by Kokopelli. One had no trash service, and when I tried to ask why, nobody could answer. The other had roof leaks, an untended yard, and a general spider problem. This time, calls went unanswered and weren't returned either. The managers are never reachable, and the people they staff aren't competent. If you own a property, I really suggest going elsewhere.

Management answered my questions and requests quickly, and I'd highly recommend both the property and the company. The home was spacious, tastefully furnished, and in an upscale neighborhood with mountain views. It had two levels of living space, outdoor balconies, and a kitchen well equipped for cooking and meals. The home I originally booked wasn't available because of plumbing issues, so management offered another place. I gratefully accepted, and it exceeded my expectations.

The management company really impressed me after our stay. I realized at home that I'd left something very valuable behind, and after I reported it, Carlos and his coworkers helped get it returned within a reasonable time. I'll definitely recommend Kokopelli Property Management to people looking for a Santa Fe stay. We had stayed in a darling, well appointed house just a few blocks from the historic downtown. Check-in and checkout were easy. The eclectic furnishings and decor felt clean, comfortable, and homey. A washer and dryer were handy, and we used the private hot tub each evening after walking around all day. The low thresholds were only a problem for my 6’2” partner, who had to duck under the interior doorways.
