We were in 302S. The beach location was great, and I liked having assigned parking and a gated entrance. But we had to clean before unpacking: there were hundreds of dead love bugs on the floors and thousands more on the screened, glassed-in balcony. This was after we were told the room was ready early and had just been “refreshed.” Crumbs were all over the table and placemats, and the floors looked like they hadn’t been mopped in a while. Laundry cost $2.50 to wash and another $2.50 to dry in the standard machines. The laundry room said cards or quarters were accepted, but I couldn’t find any way to use a card. The office had quarters, cash only. We were four women staying two weeks, and more than two loads meant a $25 charge per additional load. Really? The blinds on the glass-covered balcony were broken, so only a few could be closed at night. The pool was far from the condos, though close to the villas; we only went a couple of times since we were there for the beach. The twin beds were old and hard as rocks, and squeaked whenever you moved. There was no door on the beach side, so you had to go around the back, which was inconvenient. The office women weren’t very nice or helpful. I’d hoped to leave a good review since a family friend referred us, but we won’t be back.

DO NOT RENT UNIT 402S - SUNNYSIDE PROPERTIES. MOLD, RUST, TERMITES. We arrived at Crescent Arms Unit 402S on Saturday, July 26, 2025, and immediately saw damage, including issues with a window seal and the bathroom. We sent photos right away. Sunnyside Properties proposed having maintenance deal with it during our stay. After driving 9.5 hours each way and spending thousands, I didn’t want repairs disrupting our vacation, so I was prepared to overlook those problems. Looking around further, we found what seemed to be rust and mold in several areas, dusty vents and walls, gritty floors, water damage in multiple spots, a doorbell hanging off the wall, and generally poor maintenance on things like walls and trim. I didn’t test the smoke detector, but it didn’t look like it worked. The next evening, my husband, our children, ages 13 and 2, and I took our first showers. The water felt far too hot even at the lowest setting. We tried to manage it by staying out of the direct stream, but it became unbearable. I contacted Lenny in maintenance on Tuesday, July 29. The next day, maintenance and three plumbers came to the unit. They told Sunnyside Properties there was no cool or cold water from the showers and recommended replacing the old hot water heater. I expected the issue to be handled promptly, given that Sunnyside Properties owns multiple properties and surely has substantial revenue. Instead, they said they wanted a second opinion because they were “skeptical that the problem is with the HW heater,” and were “trying to make sure that they actually address the problem.” I appreciate wanting to confirm the cause, but taking the plumbers’ advice and starting with the heater would have been a good first step. There was still no fix by checkout. My husband overheard the plumbers say the coolest water was 95 degrees, just a few degrees below scalding according to the U.S. Consumer Product Safety Commission. The night before checkout, my husband picked up a towel that appeared to be infested with termites in different stages. They were along the baseboard, under the sink, and beside the shower. We texted maintenance right away. On Saturday morning, we sent Sunnyside Properties photos from our entire stay that back up these issues. I’d like to think Sunnyside Properties didn’t know about the problems in 402S, since they don’t seem to be local. Still, online reviews appear to describe similar issues. We experienced multiple significant problems at Crescent Arms Crescent Arms Unit 402S from Saturday, July 26, 2025, through August 2, 2025, and the actual stay didn’t match the listing. We asked for a full refund. Sunnyside Properties refused, saying, “I will not attempt to address your individual points, but a full refund is not possible, and not justified in our opinion,” and offered “$300” for the water problem. They initially wanted us to check out abruptly in the middle of our vacation, ten hours from home, during travel season, with two adolescent children, in exchange for a refund. Completely UNREASONABLE. As of this review, no refund has been given. Oddly, Sunnyside Properties seems to pick and choose which reviews to post on their page.

The location is wonderful, and the beach is the best. Condo 103S has been fully remodeled and looks beautiful. The problem is the south building elevator area: stay nearby and the constant banging and rattling from the elevator door, plus very thin walls, make for very poor sleep. It could definitely use some updating.

The condo is right on a great beach. Umbrella rental is now $20 a day, not the $15 listed by the condo owner on the information sheet. We also had two huge cockroaches crawl into our seventh-floor rental. No idea how they got inside, but I guess that’s one of the normal things in a Florida beach condo. The north building elevator needs maintenance too. It seems to get stuck sometimes and shakes a few inches up and down when it stops.

I’m honestly disappointed by what we dealt with at the stay. In unit 304N, we walked into dirty bathrooms, sand on the couch, and old food under the coffee table. We spent our first vacation day cleaning, then found moldy old food in the pantry and a very limited set of rusty kitchen utensils. The cabinets were disgusting inside, and their doors wouldn’t stay shut, so we tied them with shoelaces. The whole unit smelled of mold and mildew, and we later found mold in the showers and pantry. The outlets were so worn that charging blocks wouldn’t stay in. That led to a power surge that fried our phone chargers and ruined a phone battery. Family in unit 704S had a roof leak on their second day when it rained, with water going onto the bed. My aunt asked to be told before anyone came to fix it because young children were there, but no one notified her. Several grown men simply walked into the unit while her 12-year-old was in the shower. When she called the owner, he said he didn’t care and that the men could come up whenever they wanted since they had the code. Crescent Arms called the afternoon before we left to offer to put the room back together. You’d think they would have done that when they fixed the leak on Tuesday, not Friday afternoon. The staff were extremely unprofessional, and the place is a dump. I don’t know who owns 304N, but it shouldn’t be rented out. I’d love to have a health inspector check it, because it wouldn’t pass by even the slightest.
