I’m posting this for my daughter Brittney, who lives at Seaside. Please look the place over carefully before renting. I only did a quick walkthrough, and everything seemed fine at first, but there are a lot of problems. The bathroom door is hanging by one screw, the toilet keeps running unless you turn the water off and back on, and the bathtub faucet in the other bathroom is coming out of the wall. In the kitchen, the cabinet doors won’t stay shut, some have been cut to fit, the drawer slides are broken, and the handles don’t match. The old kitchen faucet has no sprayer, just a hole. There’s paint splatter on doors and walls, unfinished spots behind doors, a broken tile floor coming up, and large holes by the closet that need filling and painting. The door closing off the heating and air system is about two inches too wide. I was told the floor issue had been noted. All of these problems were reported, and no one helped. On Friday, Jan. 2, Jocelyn, the manager, came to look. She was rude and didn’t want to hear what we had to say. The maintenance guy told her he couldn’t fix a few things and didn’t know why they’d been left unfinished. Jocelyn blamed me for not bringing things up sooner and said I wanted to move in within two days. Brittney has been sick for a month and has to see an allergy doctor. Please watch Jacksonville News, there will be a segment there in the next few days. The apartment is 10 Clipper. Stay tuned for another update. Today, Thursday 12, 2026, I fixed the kitchen drawers and tried to put them back, but they stick and won’t slide in and out properly. I filled a hole with sheetrock filler, but no one came back to sand it. At least I got one shelf back up. I also lost my job and just got another one, but Jocelyn refuses to accept less than two months’ rent. I tried to pay last month, and she refused. I wanted to pay this month at the end of the month, but she said it all had to be paid by the 16th. Please pray for us, we really need it. There’s no food, water, or electricity as long as you pay rent. The rent deal isn’t two months free, it’s prorated for three months, which comes to just over $1,500 off overall. Think about it and do the math. Marketing needs someone who can add and subtract if they’re offering that rent special. I’m not saying nobody should live here. These things may seem minor to some, but they aren’t when you have to pay rent.

Current tenants, document everything and keep a paper trail. Get out as soon as you can. I’ve spoken with other residents who have had the same problems with the manager, Joselin Grueser. She’s rude, talks over you, keeps changing her story, then acts as if she doesn’t know what you mean when you follow up. When we asked for a credit after being without AC for four months, she insisted on a random inspection, which felt like intimidation. She seems focused on filling empty units, and those units are disgusting. Our neighbors moved in a few months ago and their AC broke within days. The wider problems people mention include months without AC, broken appliances and windows, safety concerns, and mold. The manager may change, but the company stays the same. Previous tenants say they never got their security deposits back. Our deposit was withheld for ordinary wear and tear, after they’d lied on the phone about the reason. There’s plenty of green space between the buildings, and the pool and community are both welcoming. Cassie made moving in really easy to arrange. You’re right on the beach, but also close to downtown, with Circle K, Salt Life, Embassy Suites, Crabby, and plenty of other places within walking distance. Great place.

The location is great, but every visit to see family has ended the same way for me: flea bites on my legs, and a strong moldy, musty smell on my suitcase and clothes when I get home. Cleanliness and upkeep have been disappointing every time, which takes away from what could be a beautiful place to stay.

A few tips for living at Seaside Villas: keep a curtain handy if your bathroom door falls off, and cover broken floor tiles with a rug. Cabinet doors that won’t stay shut save you the trouble of opening and closing them. If the front door doesn’t close properly, have coffee with a neighbor instead. When the toilet stops working, you can walk to the store. Feeling low? Wait a bit and you’ll be floating around and hungry. Bring a ladder and hammer. Three different kitchen cabinet handles make you unique. There’s no such thing as free rent, and if the closet ceiling starts coming down, grab a bucket.
