San Palmilla

The grounds are lovely to walk around and are well maintained. Allie and the leasing agents were fantastic through the application process, and Jose and Tim were great with maintenance requests. They responded quickly and are really good people for San Palmilla to have on the team. Fantastic apartment complex 🤩

The move-out process was really disappointing. We asked for a final walkthrough weeks ahead so we could avoid unexpected charges and handle any needed fixes before leaving. Scheduling it was almost impossible because we kept hearing the maintenance supervisor was away or busy. When it finally happened, it was rushed. The maintenance guy was supposed to be off that day but apparently came in anyway. He said everything looked great and only a basic turnover clean would be needed. Then the surprise charges still arrived. We were charged for repainting even though we’d asked for paint beforehand to touch everything up. The kitchen counter already had marks when we moved in, but I didn’t take photos, so now I’m being charged for resurfacing it. A leaking faucet caused damage that they fixed the faucet but didn’t repair, and we’re now required to pay for that damage. Take photos or videos of everything at move-in, even things that seem minor, and document damage during your stay. San Palmilla itself wasn’t bad. The maintenance team works hard to look after the grounds, despite inconsiderate pet owners, and the front office staff are very sweet. Security patrols at night, which is nice. But be careful, because the move-out charges brought my rating way down.

I’m grateful to Jose from the maintenance team for replacing my stove today. He was kind and professional, handled the job with a smile, and made sure the timing worked out so I wouldn’t be left without a stove overnight. We’re lucky to have him at San Palmilla!

I’ve been here a year, and living here was one of the best decisions I could’ve made. The location is amazing, the amenities are great, the maintenance crew responds quickly, and I feel very safe. In my view, the Google rating comes from actual residents, unlike many apartment complexes where five-star reviews are inflated by people who only toured.
