Americas Best Value Inn Waco

There are lots of restaurants and stores within walking distance, and my favorite gym is next door. The office is open 24 hours, and cameras cover every angle of the building. My family and I felt safe. The rooms were clean, the prices were great, and the staff were nice. I loved staying here!

We went to the front desk to cancel after only five minutes in the room. The woman at the desk was very nice, but the room was disgusting. We first spotted what looked like blood on the sheets and asked for clean ones. When we removed the old sheets, the mattress and mattress cover had urine and blood stains all over them. It felt unsanitary and unsafe. We asked to cancel and got only one night refunded. I understand the room was listed as nonrefundable, but bodily fluids all over the bed should be grounds for an exception. The owner wouldn’t even make time to come speak with us at the office. Don’t stay here, and if you do, don’t look under the sheets.

The room was really nice and clean, and the desk clerk was very helpful. They had muffins and juice for an early morning bite, plus strong coffee and a honey bun. I love this place. Whenever we come to Waco, we stay at this hotel.

We only booked here because every other place in town was full. Both rooms were disgustingly dirty. There was dirt on the bathroom walls, lots of mold around the tubs, and what looked like boogers on one bathroom door. My daughters' ceiling had something disgusting splattered on it, and her room was crawling with roaches. Both rooms had stained bedspreads and chairs, with stains that left little doubt about their source. The grounds, sidewalks, and stairs were dirty too. This place should be shut down.
