At $85 a room, this is a good place to stay in Kiwa. The new hotel is inside the City Walls, close to all the attractions. There's no coffee machine in the room, which would be on my dream list, but the owners are happy to help with anything. You can get hot tea in the dinner salon anytime, and they have a fridge for the room if you ask. The owners are a real treat to meet, and there were no hiccups with the amenities. Breakfast was super good, with homemade local specialties and fresh fruit. The espresso and cappuccino machine was running full time, which is a must for me! The same owners have opened Sultan Restaurant within walking distance. I highly recommend it.

A lovely hotel with very friendly people and a lovely breakfast to wake up to. The flat roof is a nice spot to watch the sunset from, as in the photo. It could use a few small tables and chairs. I'd happily stay here again if I return to Khiva.

The staff were very kind, and the place was clean with a good breakfast. It's perfectly located, 100 m from the gate and just a few minutes' walk from everything.

The staff were nice, the breakfast was generous, and the hotel arranged a taxi to Bukhara for $50. They also pointed us to vegetarian-friendly restaurants in the city. It's a nice, cosy hotel with good service, clean rooms, and thoughtfully done decor. It has the comforts a western traveler might want. The bathroom has a tub, though with the water flow it's quite useless. There's no shower curtain either, so the bathroom gets sprayed by the end of a hand-shower.

The carpets hid a lot of dust, so the place wasn't very clean. I also couldn't get out to watch the sunrise over the city because the reception door was locked with a key. I searched for an emergency exit but couldn't find one, and had to wait until the receptionist woke up and unlocked the entrance. That seems like a major hazard in a fire or other emergency. We paid about 5€ for a taxi from Urgench station to Khiva. When we asked the receptionist to call one for our departure, he asked for 50€ cash, a tenfold markup.
