DO NOT BOOK. This felt like a scam. I arrived late at night and was told the apartment I had booked wasn't available. The owners have several apartments around the city, and they tried to send me to a different one in Dong Cac, much farther from the city centre and with a lower rating. Reviews for that property made it seem like this happens often. It took more than 10 calls before they finally answered and agreed to refund me. They said not to cancel that night and to wait until the next day. Then I couldn't get hold of them again, and in the end I had to get Trip.com to handle the refund. That was slow too.

We couldn't get in, even after calling every number listed at the door. After about 30 minutes, some local people helped us, and a man came to the door. He could clearly hear us and could have let us in from the start. Then he asked us to cancel on Agoda and pay him in cash. Even the local person apologized because he couldn't understand why the man was doing that. We couldn't cancel and get our money back through Agoda, so it made no sense. We left and booked another hotel.

The homestay staff need to put a shirt on and stop being so rude. We don't owe them anything. I probably won't return or recommend the place unless staff training improves.

The room itself was good, and it had the same utensils shown in the photo. For a cheap room, it's fine if you don't expect much service. We stayed five days, though, and there was no dishwasher soap or room cleaning, so I don't know how we were supposed to clean the utensils. The owner was a bit grumpy too. They don't provide drinking water at all, not even on check-in day, so bring your own.

They told me to go to another place that was really far away. This seems like a scam, so don't book here. I definitely wouldn't recommend it.
