The neighborhood is noisy in the daytime but very calm at night, and the unit gets lots of sun. It's around a 30-minute walk or a 10-minute Grab ride to central District 1, so convenient without being in the middle of the chaos. There’s a vegetarian cafe called Santorino a few doors away, plus a small local market down the street before the smaller bridge. The fruit and vegetables looked good, if you can get past the live birds and fish. This is a standard Vietnamese apartment, not a hotel, which probably explains why the reviews vary so much. My bathroom was accessed from the balcony. It was clean, though old and in need of repainting by Western standards, and one towel had a hole. None of that bothered me much. If you've lived in or traveled around Southeast Asia, it should feel familiar. There’s no elevator, so be ready for stairs. The hot water worked well, and it was easy to raise the low default temperature. Water pressure was a bit weak, though there's a pump on the heater. The kitchen had dishes and a pot for the hotplate, but I didn't stay long enough to use them. The owner replied promptly on WhatsApp, but friends handled check-in and check-out. If you're easygoing, it should be fine.
