There are three and four bedroom units here, and the rent is generally lower than at Sunwah Pearl. It’s a practical, affordable residence rather than a luxury complex like Saigon Pearl, which suited the need for more space at a reasonable price. Saigon Pearl and Sunwah Pearl shopping areas are nearby, with plenty of places to eat and shop. The Saigon Pearl Villa path is nice for a walk, and having Annam Gourmet on the ground floor is handy. The main frustration is the lift situation: there aren’t enough elevators, and the system seems to have ongoing program problems.

Management cannot be trusted. The security and reception staff seem poorly trained, but I don’t have a direct complaint about them beyond that. The real issue is management’s conflict of interest: they oversee both the residences and their own offices, which share a wall, and this wasn’t disclosed when we signed the contract. We rented apartment 38.01 in OPAL TOWER to be near our other apartment in Ruby Tower, Saigon Pearl. The difference in management, service, and overall quality is huge. Office renovations are meant to happen from 5:30 to 7:30 pm, but security generally doesn’t make them stop until 9. The banging can be sporadic and so loud that trying to sleep causes anxiety and sleep problems. The walls are thin enough that work in the offices above, even 10 floors up, disrupts daily life. In the two years we rented here, we had only six months or less without disruption. Management works for the office, not the residence.

The location is great, but rude tenants and rigid management make this a frustrating place to live. Management seems more interested in saving pennies than preserving the value of the property. I own a few units here with friends and family. It may be fine to visit or rent if you don’t own and don’t mind people treating the property carelessly. What used to be a nice building now looks horrid. There aren’t enough elevators, and management is largely absent. They run things reactively, which seems likely to raise long-term costs compared with proactive upkeep and risk planning. Several risks I raised have since become real problems: the facade near the elevators is defaced, and the front lobby walls and floor are dirty and may soon need replacing. Look at Topaz. Children play soccer and ride scooters, bikes, and rollerblades through hallways and lobbies, with little regard for damage or anyone getting hurt. Management admitted they hired unqualified employees and gave out bad contracts, including to Trong and the HOA Manager resident of building. They still refused to make changes, train staff, or raise issues with third-party contractors. That feels fishy, almost like monkey business. They also admitted the janitors aren’t competent at cleaning glass and mirrors, yet won’t train them or end the contract. I suggested several other vendors and was ignored. Many of the shared interiors don’t meet what I’d expect at these unit prices. Management has no accountability and is pretty useless. I’d strongly advise living in Vinhomes or a non Vietnamese apartment, Singapore or Korean, where respect and class are the norm rather than a wishful whim.

Please listen to the videos and read the reception messages. The reception team doesn’t communicate well and fails to notify people before office construction starts. The management and reception here are poorly trained, with only basic English, and they favor office tenants over apartment residents. If you’re considering renting or buying one of the apartments in rooms 1 or 12 on any floor, think twice. The apartments share a wall with the office, where renovations are scheduled from 5:30 to 7:30 pm. Security generally doesn’t get the workers out until 9, so tenants and owners in those units can expect noise during those hours. We’ve had it for three of the last seven months. Management here is not the same as in the other Saigon Pearl buildings.
