The location is wonderful, but I had several real problems here. I booked a city-view double room. The air conditioning in 603 had serious issues, so they moved me to 503. Both rooms had great views, but after sunset I kept hearing squeaking by the window. Bats were living in a crack between the frame and wall, and I even saw one fly out that evening (see video). They then put me in 203, which had no view, only a sad gray wall. Its AC worked well during the day, but at night it would only cool the room to around 22 degrees. The neighborhood is the best part: a wonderful area beside the last remaining canal in Saigon, with local cafes and restaurants scattered around. It reminded me of some Paris arrondissements before mass tourism. It’s not really close to the tourist sites, but it’s a lovely place to enjoy city life. There are lots of restaurants, especially across the canal, several supermarkets and convenience stores nearby, and the city’s largest park is 500m away. The hotel is minimally acceptable as a budget stay, but there are significant issues. WiFi was excellent, the desk and chair were great for working, and there was a big TV, refrigerator, kettle, and working elevator. Motos can park in the basement, and there’s room for about 2 cars in the driveway. Apart from the bats, I didn’t see other bugs or rats. Staff were happy to do maid service when asked, and there was free drinking water in the lobby. Staff always responded promptly and were helpful, though I’m not sure they want to fix ongoing problems. They seemed focused on making me happy in the moment. When I left the bat-infested room, I think they moved someone else right in. They may not realize that an AC that doesn’t work properly or bats in the wall need fixing.

For the price, it’s a pretty good hotel. I got my room on time after booking online, and it was clean. The staff were friendly, though they don’t speak English. The only issue was the air conditioning, which worked properly only about half the time, even after maintenance checked it. The area has everything you might need 👍

I booked this place because it’s near where I need to work, despite reading the bad reviews. I was surprised by how sparkling clean and new my room was. It had bright windows with shades to block the sun, and a desk where I could work comfortably at night. The bathroom came with shampoo, body soap, toothpaste, and toothbrushes. There was free drinking water and a few simple snacks, plus clean, really nice towels and sheets. The AC worked well, and the WiFi was fast. My only complaint is the central street location, which is crowded most of the time and a bit noisy. There are plenty of nearby restaurants, and a small fresh market selling fruit in the early morning.

If you want a relaxing stay in Ho Chi Minh City, look somewhere else. My stay at [Hotel Name] was a disaster from start to finish. The place was dirty. There was a strong smell and questionable stains on the lobby furniture, and my room was just as bad. Dust was all over the floor, the bathroom didn’t seem hygienic, and the bedspread looked as if it hadn’t been washed in ages. The staff were rude and unhelpful. When I made requests, they shrugged them off, and friendly smiles were hard to come by. Basic hospitality seemed completely absent. I booked through Agoda with the “pay at hotel” option, which thankfully kept me from losing money. When I arrived, the quoted price suddenly jumped to an absurd amount. It felt like they were trying to take advantage of my need for a room. When I said I wanted to leave, the staff abruptly started negotiating, offering lower prices and promising “upgrades.” By then the disgust and disappointment were already there, and no amount of sweet-talking could undo that. Choose any other hotel in Ho Chi Minh City. This place caused stress and frustration, and could pose health risks.

The staff were rude and mean. I paid 150K for 30 mins.
