The price comes with decent conditions, and Tabassum was very nice and did his best to help. We had an issue with the water heater, but it was repaired the same day we reported it. The refund arrived on the day we moved out, and the gym being open 24 hours was another big plus. Highly recommend.

The room I received was smaller than expected, the floor flooded whenever I showered, and the stove never worked during my stay. I was also charged 1,000 dirhams more than the price I had been quoted. I had come from Dubai and could hardly go back, yet the management changed the arrangement after I arrived. Get everything in a written contract and do not rely on promises from the owners or management. The advertised photos did not match the available apartment. Instead of the pictured place, I got a studio without a bath, an old bed that smelled and left my back hurting, and three days of maintenance workers and cleaners coming in and out. The cooking hob remained unusable. Basic cleanliness was poor too: the rooms were mostly dark, while the sofas, curtains, kitchen, and other equipment were filthy. A smell lingered throughout the apartment, including what seemed to be mold. Paint was peeling around the building, which made the mold smell feel like a health and safety concern. There was no pool and almost no amenities. The alarm went off for no obvious reason, and people were reportedly living in the changing rooms and showers on the R floor, which was also why the lights were not turned on there. The review also mentions a dodgy massage parlor on the M floor that mostly caters for men. I would not recommend this building. The experience felt dishonest and left me feeling that the management would keep asking for more money instead of honoring what was agreed.

The swimming pool doesn't work, and recurring issues with water leaks, humidity, and the AC keep coming back. Even something basic like the cooking hob can take months to repair. The maintenance team from Al Falah is both rude and unhelpful, while the on-site management never answers the phone, regardless of when you call. ADCP is no help either. Awful building and awful management.

The staff are always courteous and willing to help, but the property manager at ADCP is painfully slow with approvals. The building itself is old, and even the outside areas are not cleaned. My electric cooker had been broken for over 10 days without anyone from ADCP coming to deal with it.
