I’m updating my old review to cover the past five years. Disclaimer: I’ve been an owner and part of the owners committee since 2021. Older reviews and service-related feedback, such as about internet, furniture, and short-term companies, don’t accurately reflect the building. With support from many residents and owners, along with the management team, the building has held up well, though it still needs work and updates. Some improvements: HMB (Developer) is finally addressing waterproofing issues throughout the building, following pressure from the DLD. Once finished, this should improve the building’s overall appeal. The jogging track was changed in 2025, and the pool area furniture and other items were changed in 2026. The gym is small, but the space is used well and it has what an average person needs. There’s also an external jogging track of about 160+? meters around the pool. Etisalat, DU, and Virgin 5G signals are good. DU and Virgin sometimes drop 5G for a few seconds, but you likely won’t notice even while gaming. The fridge and other white goods are holding up well. The AC is decent, but needs regular servicing, and the drain pipe needs flushing or vacuuming. There’s a scent diffuser on each floor. Eight staff are available to help, and they even assist inside units although that isn’t part of their job. Small yearly gatherings, like a burger station, are usually planned. A few downsides and suggestions: Sound carries in modern housing, so if a neighbor’s noise bothers you, you’ll need to speak to them personally. There’s no other workaround, though the building is fairly quiet overall. Only one staff member works at night, which can make emergencies or cleaning after 10 complicated or annoying. Birds on the ground floor are still an issue despite spikes and nets, though it’s been drastically reduced and they’re still working to fix it. The gym is small. The walk-in shower looks great, but watch the grouting to avoid damage and extra costs later. Some people slam their doors, so it’s best to speak to them nicely or ask security to do it. There’s no staff room, though that may be sorted in 2026-27. Some AC units still need to be moved from the ground floor because they heat the parking and surrounding apartments. They’re trying to get HMB to take ownership, as they did when they moved a considerable number before. AC can leak onto the false ceiling if it isn’t serviced and the drain pipes aren’t flushed regularly, so don’t forget that.
