Czechin - LIV Residence

I bought a 2BR apartment here recently. It’s a smaller, more personal property, and there’s no hotel business in the building. The marina location is great, and though it’s one of the shorter buildings, the architecture is modern. Interior quality is above average for Dubai, though not exclusive. It has the facilities you need as a residence.

The agent was friendly and replied to messages right away, and we had access to the gym and pool. My mum and I stayed in a clean two bed apartment for a week in Dubai. It had toiletries, fresh towels, coffee, tea, water, washing powder and free WiFi. The balcony view was lovely, and the location near the Marina and JBR beach worked well for sightseeing and dining out. The metro, pharmacy and supermarket were close too. A pleasant stay.

I’m on the 12th floor in a stylish, comfortable apartment in a new building, with a great view. It’s a quiet spot, about a five minute walk to the beach and Marina promenade, with restaurants nearby. Marina Mall is around a 10 minute walk away. Maybe one of the best buildings in the Marina.

I loved staying here for a few weeks, and the windows kept out the construction noise. The location is quiet enough, with the station about a 10 to 15 minute walk away. Construction is happening across the creek, though that’s Dubai. I’d only stay here for the Marina side. From a road-facing apartment, there’s no upside because of the noise. There was a sewer or bathroom smell on my first night that woke me up gagging, but it was very minor for the rest of the two weeks. I think floors 4 to 10 may have better seated views, while on higher floors you might need to go to the window. It probably depends. For corner units facing the marina, I’d prefer the living room on the corner instead of the bedroom so you can enjoy the view more. Some of the construction looks cheap and poorly done, like the caulking and the shower head placed too close to the glass. That may not matter for a short stay, but it would if you’re paying a high purchase price. The built-in washer and dishwasher are a bad idea too. When they’re closed while wet, their smell comes out from under the counter. I was glad one unit had the washer in a separate area.
