The owner has a reputation for keeping tenants’ security deposits by making unjustified deductions at the end of leases. Since the whole building belongs to one landlord, there seems to be little accountability or willingness to improve things. This should be raised with the Dubai Land Department, RERA, and relevant government entities, as this behavior goes against Dubai's tenant protection laws and real estate standards. Dubai and its residents deserve better. Until action is taken, this building reflects badly on the city’s high standards. I lived here and left, and I strongly advise people to think twice before renting. During my tenancy, the building was in extremely poor condition despite repeated complaints, and the owner refused to invest in proper maintenance or improvements. The hallways and elevators were filthy, with consistently dirty floors that were never properly cleaned. Garbage sat piled up on the 4th floor for days. The pool was unhygienic, gym equipment was broken and unusable, and common areas had persistent bad odors. Cockroaches were throughout the building, especially on balconies, which were also infested with pigeons and pigeon poop. The balconies were dirty, smelly, and a health hazard.

I lived at Binghatti Pearls for 4 years. Mr. Nabil answered maybe 2 out of dozens of maintenance complaints. The security guard did more work than he did. When I moved out, he took 2.5k from my 3k deposit for issues they hadn’t fixed or even responded to during my tenancy. When I asked for an explanation, he wouldn’t show me the inspection report until I threatened to go to RERA. Even then, he called and said, “you can go to RERA and do whatever you want, i don’t care”. Funny they’re still in business. I let them keep the remaining 500 too, because taking that money was insulting. Seems like the man needed it. All these people will answer to God one day. Binghatti Pearls, if you’re reading this, take advice from a fellow homeowner and get rid of these guys. The damage to your reputation isn’t worth the extra 2k these guys are scamming people for.

Don’t live here. It’s a disaster, with no maintenance and no respect for anyone’s timing.
