The building feels like it’s running down because of poor management. I’ve lived in Al Majara Emaar and now Marina Quays Emaar, and management at Marina Quays has been very irresponsible. My flat was damaged by a roof leak affecting the whole building, and management is ignoring my calls for help. The parking is dirty and dark, with half the lights off for no apparent reason, and the corridor lighting is so dim it makes the place feel depressing. During AC maintenance in my flat, I was told the chilled water, which is Emaar’s responsibility, was just regular water. That’s wrong, as it should have chemicals added for anticorrosion qualities. It’s a shame EMAAR tolerates this.

I’ve owned a place here for 10 years, and it’s disappointing to see what has happened to an otherwise great building in a good location. For the past 5 years, community management has been horrific and keeps getting worse. Communication is poor, fees collected from owners are completely mismanaged, and the work is poor quality. Residents are misinformed about root causes on the Emaar side that create issues inside units. Owner committee members ask for answers and progress updates, but get ignored.

Today management cut power to half the building without warning. You’re left to fight a huge bureaucracy where nobody takes responsibility. The building is getting close to unlivable: party boats on the water make constant noise, cars honk from both sides, and security does nothing. Residents plead with the authorities for help, but get no response. It’s a nice building, though it’s aging quickly, and the view is great. But the road noise is excessive. People honk all day and through the evening and night, and you can hear it even on the 30th floor. Management is absolutely horrific, with staggering incompetence. Security doesn’t make anything secure, maintenance is ineffective, and the people on the ground can’t fix anything or even answer questions.
