The way security and management handled a safety concern was very disappointing for a community that calls itself “prestigious.” I came home to find someone had interfered with the area by my door and left my key exposed. I expected a simple internal check, perhaps of CCTV or staff access, but they told me to contact the police instead. That didn't feel proactive or accountable, and it left me feeling completely unsafe at home. Given what residents pay, I expected basic safety and accountability to be guaranteed.
Since the end of May, the lagoon, this community's main attraction, has been unusable. The water was pumped out, and no one seems to be maintaining it or saying when it will be available again. Meanwhile, construction across the street brings noise day and night. Around 200 apartments are being built at Naya Residence, and even half the residents trying to swim on a weekend would make the lagoon hopelessly crowded, more like an overrun beach. I rented in R18, and unfortunately I agree with the other negative reviews. The build quality has been awful: brown water, clogged toilets and drains, AC trouble, and a balcony door warped by the heat, among other problems that no one seems to care about. At the start of 2024 this was a perfect community, but now I can't recommend it. Rents and purchase prices are exorbitant, and plenty of apartments already look empty or have leases that aren't being renewed. Paying 110,000 AED a year for a 1 BDR without lagoon access or other amenities makes no sense. Most Airbnbs are empty, or guests aren't even told the lagoon can't be used. The pictures speak for themselves.
I've lived here for over a year, and it's been extremely disappointing. The only upside is the peace and quiet. The lagoon is basically empty, with little puddles of disgusting dirty water, and I was banned from having a personal trainer. At the entrance, security guards always cause a backup and ask everyone coming in for too much information. Management is only reachable through an awful, user-unfriendly online portal. I had no idea Nakheel was this bad.
This is the worst apartment and community I've experienced in Dubai since 2019. Naya project construction goes on seven days a week, morning, noon, and evening, even at 4am. It's every second, and we're going to go crazy. Nakheel doesn't care and doesn't respond. The apartments are full of ants, the sewer smells are disgusting, and the lagoon is so dirty it's disconcerting.
Avoid this neglected neighbourhood. There is no service quality or information, and tenants and landlords get no care at all. No amenities: no swimming pool, gym, supermarket, or EV charging points. Public areas are maintained at an ultra-slow pace, while prices are exorbitant. I feel sorry for those who invested here.
