Apartment 507 has water damage and a bad smell in the Master bedroom. Emaar won’t fix it, and the landlord doesn’t care. I had it for 12 months but lived there for four months at most. The landlord will also keep your security deposit even if you fully paint and repair the place, unless you’re willing to spend time and money on lawyers. Just a warning to anyone considering that apartment. There are other problems too, but I won’t get into them here. Better stay away. There’s a construction site in your “backyard,” working 20-22 hours out of every 24, seven days a week. It’s only quiet from 03.30 to 05.50 AM. Trucks reverse and lifts beep, like tinnitus or an alarm clock you can’t switch off. The noise reaches 115 decibels, which is insane. I even had the doors soundproofed, and it’s still the worst possible thing to live with. People move out after about a month of this nightmare, and we’re doing the same now. The building is such bad quality that there’s water damage everywhere. The nice staff who used to be here are gone. There’s a strong sour, garlic-like smell from the AC, and drilling and hammering goes on for 6-8 hours a day, every day, for months. Emaar just sends the same dumb automated reply emails and never sorts anything out. The building management is useless. Update: 07/10/2023. The building keeps leaking and the repairs are never done properly. It’s happened several times through the ceiling. Now a big spot is growing on the wall and it smells. The building is just very poor quality overall. Their people keep going in and out of your apartment without fixing anything, and you can have them hanging around outside your bedroom for weeks. Contractors at the construction site keep changing too, so you have to go over every month to teach them rules and manners. Worst building I’ve lived in in Dubai. If you don’t have an alarm clock, live here. It’s like one that never turns off. The picture is from 02.00 AM, and at 4AM they’re working around the clock now, with trucks honking in the middle of the night, hammering and lighting up your apartment.

The rooms are a good size, the finish is excellent, and it’s a beautiful community. There are two pools, one on the 1 podium and an infinity pool on the 12 floor beside a spacious gym. The building has a beautiful location and views over the surrounding greens and golf park. GEMS Academy, the Golf Club, and the golf park sports facilities are all within walking distance.

The location works really well, with the golf club house and driving range facilities about a five-minute walk away. There’s a great coffee shop downstairs where I like to work, plus a handy convenience store and pharmacy. I’ve lived here since the building opened in a two-bedroom apartment on the 8th floor. I love the apartment and, thankfully, haven’t had any issues. The building is clean and seems well maintained. The rooftop pool and gym are amazing, and I can always find a lounger on weekends.

Only the location is good. The luxury facilities seem to have been put together by random people, nothing works, and things break after a month of use. Security is pretty much useless, and the guards are more annoying and arrogant than helpful. I’ve stayed in Airbnbs that cost much less and were simply better. This place is garbage. They’re also constructing a new building next door, so expect noise around the clock. They do have a 24/7 construction permit. We’re moving!
