For Barsha Heights, MINC Apartment can work if you need affordable accommodation. I get parking at a reasonable price, which is a real plus given parking costs in the area. The elevators also have much shorter waits than in many nearby apartment buildings. The main drawbacks are cleanliness and upkeep. Water leaks happen occasionally, and the floors and elevators aren’t always clean. Management should improve building cleanliness, deal with maintenance issues faster, and pay closer attention to safety. There are signs asking residents not to throw cigarette butts, but some still do, affecting both cleanliness and safety. It’s a decent budget option, though if you can spend more, other buildings nearby may have better facilities and maintenance.

Trash was left in the elevator and on the balcony from a previous guest. Pests were visible all over, and there was no maintenance on any level of the building, including inside the rooms. Sometimes cigarette smoke came into our room. The owner does nothing about complaints and doesn’t care. I really can’t recommend staying here. Hopefully Dubai Municipality checks the building. 👎

The building itself is good, but the night security guard behaves very badly and doesn’t know how to speak to people. He should be fired.

The lifts take a long time even though the building has only 14 floors. In Tecom, Dubai municipality should be inspecting buildings like this. There are partitions everywhere, water leaks, and serious health and safety problems. Rodents, insects, and cockroaches are all around. I couldn’t see any fire extinguishers in the kitchen, and management neglects the tenants.

The balconies are cluttered with rubbish and furniture, and the building feels very overcrowded because of the partitions.
