We caught more than 15 mice and 2 rats, including 6 inside the apartment, during a rodent infestation that kept recurring for over a year. They lived in the ceiling, came in from the balcony and through ceiling openings, left droppings indoors, and even emerged from the bathroom drains. Azizi management gave reassurances and said the problem was fixed, but after endless complaints and follow-ups, another mouse would appear each time. There was never a permanent solution. The infestation became so bad that I had to leave my apartment for my safety and health, and pay extra for temporary accommodation elsewhere. Losing my home to rats is something no resident should have to experience. The lack of accountability goes beyond ordinary maintenance. To me, it shows poor construction quality, serious building defects, and total management negligence. Azizi Riviera presents itself as a modern, high-quality development, but my experience was rodents, broken promises, and no responsibility. Think carefully before buying or renting here. No apartment is worth living in fear of rats in your ceiling and walls. I'm extremely disappointed and would never recommend it.

I've dealt with many UAE developers and invested with several, but I've never come across a company worse than Azizi Developments, and don't expect I ever will. The employees I've dealt with seem trained to disrespect clients, lie, and make promises they won't deliver. Commission is all that matters to them. They don't seem to care how many lies they tell or how much damage and harm they cause to buyers and investors. Try to question them or follow up on an issue, and they stop responding, since the commission is already in their pockets.

So far, they've only started digging for the lagoon. The plans sound fantastic, with a private lagoon, a very good location, and the new largest shopping center in the world supposedly close by. But nothing is finished yet. They're working on it and say some apartments will be delivered this year and the last ones next summer, with the lagoon planned for another year from now. If they complete it, I'm sure it will be a very good place to live. Still, judging by the comments, the project could be delayed longer than they say.

Daily errands are convenient here, with restaurants, cafés, supermarkets, and barbers nearby. But there’s constant foot traffic and noise on the first floor in the community area, especially late at night. People pass through, talk loudly, and sometimes shout until around 3-4 AM. Most people are absolutely disrespectful. The walls also seem thin, so noise from neighboring units carries more than I expected. The gym is small but okay, with limited equipment, and it feels like the space could have been used better for more machines. Outside the community, the area is less appealing, with large main roads and little atmosphere. If the surrounding environment and the type of residents matter to you, this may not be the best fit.
