The apartments are spacious, and the staff and location are great. Beach access is very limited, though. There’s only a small strip without chairs, no free pool access since you need a membership at Riva, and the gym has been closed since 2025. Kaizen asset mgmt and Nakheel/Riva don’t have a collaboration in place.
This could work for a short stay, but I wouldn’t choose the building for long-term living. On weekends and during the season, music from RIVA beach club can get really annoying. It goes on all day without stopping.
The reception lady at Shoreline Seven seems to have no experience. She stays focused on her mobile phone and doesn’t seem to care where people are coming from or going.
I own an apartment here, and it’s a great place. Riva Beach Club is part of the building, with a well-kept beach and pool, and the restaurant food is both amazing and reasonably priced. The building and surrounding area are always clean and maintained, and the staff on duty are brilliant. The location is also fantastic, close to Nakheel Mall, with views across the Palm, Burj Al Arab, and the Sheikh Zayed Road skyline, including Burj Khalifa. Hope this is useful.
