A residence building with Kaykroo kitchen and laundry here. Worth a visit.

Really clean building, and the gym is outstanding, probably one of the best in JLT. I like it.

Residents don’t seem to have much say over maintenance work in their own apartments, and I’d strongly advise against buying here. The management seems more focused on taking advantage of residents than providing good service. If you want to hire an outside company, they require a permit that costs 1200 dirhams (330$), along with a long list of documents. The process is so costly and cumbersome that most residents are left using the building’s maintenance team. They also often wait until the day the outside team arrives to tell residents about these requirements. At the same time, they pressure residents to fix problems quickly and threaten fines if work isn’t completed on time. These practices seem highly unusual. None of my acquaintances in other Dubai buildings have experienced anything like this.

The gym was fantastic, the best I’ve seen in an apartment complex. My corner room had a great layout and view, and I ended up wanting to stay longer after spending a couple of months here. The location works well too. There’s a pub and shop just a short walk away, and the station is about 10-15 minutes on foot. If you get the chance to stay here, take it.

There’s a hole and leak in my bedroom, and for the last three months the building maintenance team has shown no real concern. Provis manages maintenance here, but my issue hasn’t been dealt with promptly, and communicating with their representative has been difficult. Be careful with agents if you’re thinking of renting here. Some claim to be brokers but aren’t licensed. The agent I dealt with was associated with Everest Homes and wasn’t licensed. The building also feels very old, and the fitout is below average for what I’m paying. I’m currently living here, but I’ll never come back or recommend anyone live here. It’s a horrible building with perpetual maintenance issues.
