The gym and swimming pool are well designed, and the building itself is clean, organized, and looked after. Being right in front of DMCC Metro Station is handy for the metro and tram, with supermarkets and pharmacies close by too. The pool surroundings are where upkeep falls short. The water looks clean, but the floor around it is often dark and dirty, and the handles near the corners feel unclean. Dust also builds up on the floor outside the pool area. Since cleaning staff are clearly active in places like the gym and elevators, I'd like to see the same attention given to the pool area. That would make the experience much better.

As an owner here, I really appreciate how seriously the security team handles access. We don't want people coming in without proper permission or bending the rules. The tower is also in a great spot beside the metro, Dubai Marina, and the mall, and it works well for living, work, or short-term rentals. And what a place to be: a beautiful beachside apartment with everything nearby, a lovely view, and amazing nightlife. The staff are great too. Love coming here.

I wouldn't even give this building's service one star. The security guards don't seem willing to listen, much less help, even though I live here. Is there really a rule that large vehicles can't move after 5 pm? In Dubai? The guards just tell you it's already decided and leave you with no choice. I still don't understand how that's acceptable.

The location was one of the biggest advantages during the many years I lived here. The metro station is right by the building, and there's a taxi stand out front, though finding one can take longer at peak times. Dubai Marina Mall, JLT, Marina restaurants, the beach, and plenty of supermarkets are all reachable on foot if you don't mind a bit of a walk. You can drive too, but evening traffic on Marsa Street slows things down somewhat. There isn't really a place for cars to stop on this busy street, and visitors have no parking, although each apartment gets two bays. The apartments are spacious, with bright, open living areas. The building's circular shape makes the layout a little awkward: each unit takes up a quarter-wedge, so the bedrooms and living room follow the curve. Kitchens and bathrooms sit nearer the center and don't get natural light. Most apartments have four bedrooms, so there's a mix of families and people sharing. I was fine with either. Two bedrooms typically have ensuite bathrooms, while the other two share a separate area with a bathroom and cupboards. The lagoon pool is large, and there's also a lap pool, both good by Dubai standards. The gym is decent for moderate workouts, and there's a games room with a pool table. Balconies are open to the air, which means they get dusty very quickly, but I still liked having one. Security contractors changed a couple of times while I was there. The current team was among the better ones and quite friendly once you got to know them. There were some recurring inconveniences. Water could be shut off for part of the day or overnight at various times during the year. It seemed to happen more often in roughly the bottom third of apartments, though residents were warned ahead of time. Pest control was also carried out regularly because insects spread between units. The windows sometimes creaked loudly as the sun heated them through the day. I got used to it, though guests would notice. Other noise wasn't much of a problem unless renovations were happening. Even with double glazing, outside noise came through the less insulated windows that open and the balcony doors. Some parts of the parking garage feel tight, as is common in older Marina buildings, but my own spaces worked fine. TV, internet, and phone service are with du, which, last I checked, meant you couldn't use another provider, including OSN directly.

Living here has been a pleasant experience for us, and the staff work hard to keep things running smoothly. The management and security team are organized and focused on safety. With so many residents and deliveries, several drivers can arrive together, and staff have to step in when entrances or driveways get blocked. From inside the building, that seems like a reasonable part of keeping things orderly. I can compare it with another nearby Marina tower where the staff were much less helpful. Once I forgot my access card in my apartment and got stuck in the parking garage; nobody answered when I rang for help. I've never had that happen at Horizon Tower. The pool is a real strength, especially the proper 25-meter lane pool. The fitness equipment is split between two rooms for cardio and strength work, so there's more space even at busy times. I'd enjoy the gym more if residents could connect their own music by Bluetooth or phone. The garage is cramped in a few sections, though my parking spaces have never caused trouble. Renovations and upgrades will happen in a busy residential building. They can mean temporary construction activity or noise, which is hard to avoid, but they help maintain and improve the apartments and the building. A little patience and consideration between neighbors helps. The location is especially practical. Dubai Marina Metro Station is about 50 meters away, but it's positioned so the noise is barely noticeable day to day. The highway access is among the best in the Marina, and traffic congestion is noticeably lower here than in many other parts of the district. A large 24-hour supermarket, pharmacy, liquor store, several good restaurants, and the Marina Promenade are all an easy walk away, so daily life works well without a car. The amenities are better than those in several neighboring towers from a similar period. Between the pool, spacious gym, convenient location, and dedicated management and security staff, this is a comfortable place to live.
