After paying my rent, Ejari, and bills, I was still refused entry to my own apartment at night because I hadn't emailed to say I was coming. I had to book a hotel despite already renting a place in the building. I've now lived here for three weeks, and I still don't have proper elevator access. I have to ask neighbors whenever I need to reach my floor, while management ignores my messages. Joya Blanca's management has been unprofessional and exploitative in my experience. They respond when they want money and ignore other requests. They say I need to pay 100 AED for elevator access, demanded it over the phone, won't confirm it by email, and haven't given me a receipt. Neighbors I've asked say they never paid that fee. Where is the money going? They also want a 2000 AED deposit just to move a sofa into your own apartment. Renting in this building was the worst decision I've made. The treatment has been unacceptable. If you're considering Joya Blanca, don't. The service is cheap and unprofessional.

The security staff have been kind, polite, and helpful, and the apartment interiors are beautifully finished. I have a lovely view of the Burj Al Arab, while other residents have nice pool views. The building is usually quiet, and the residents are classy and respectful. Those are real positives. I've lived in the UAE since 2011 and have been in several communities, including Reem Island, Mirdif, and most recently Azizi Riviera in Meydan. Compared with those places, Joya Blanca has been disappointing. I'm a long-term resident and an American teacher, not a tourist or influencer. I'm sharing my own experience respectfully and hope management will clarify things and make improvements. The facilities don't match the apartment finishes. The gym cross trainer has had a broken pedal for a long time. I stepped on it, fell off, and nearly hurt myself. I emailed management and got no reply. Garbage rooms are often full, and the smell reaches the hallways. I often see security guards helping with trash in the main waste area downstairs, which leaves me unsure whether the waste system is working properly. The gym doesn't open until 7 a.m., and management says it can't open earlier. As a teacher who has to be at work by 7, I can't use it in the morning. My salary is limited, so I have to pay for an outside gym, which is disappointing when the building advertises its own fitness facilities. Lift use requires scanning a QR code on your phone. I understand it's meant for safety, but Dubai is one of the safest cities in the world and this area is very safe. Having lived here since 2011, I find that level of access control unnecessary and inconvenient. The Arjan location also isn't realistically walkable to cafes, bakeries, or everyday shops. A car is essential. I have one, so it doesn't affect me personally, but future tenants should know. When I've raised concerns by email, management has often ignored or dismissed me. I don't think I deserve that, especially after living in the UAE for many years and having reasonable expectations for service and communication. I know this isn't Palm Jumeirah, but I still expect a certain standard. I feel bad having to post this, and hope the team will improve communication, maintenance, and resident support. I'd appreciate a response or clarification.

I visited twice because I was considering renting here, and the security staff were helpful and polite both times. They even lent me a power bank to charge my phone. I'd seen complaints about slow replies, so I called the number listed on Google Maps and mentioned that my email hadn't been answered. The person looked into it straight away and kept following up to check what was wrong. I can't speak to what happened in the past, but this was my experience. Negative reviews might put tenants off, though I found the building really good.

I lived at Joya Blanca for a year and had a really good experience. The building facilities and management system were very good, and our broker, Issa from authentic holiday homes, made sure everything for the apartment was taken care of.

I'm expecting a serious response and a proper apology after the way I was treated during a visit to see a friend. I also want the guard's name, visible badges for all security staff, and proper training in communication, behavior, basic English, and respectful treatment of residents and visitors. If I don't hear back within 24 hours, I'll take this to the relevant authorities. The building entrance CCTV can show when I arrived, around 10:20 p.m. I visit weekly and have been coming here for three years. This time I was in a hurry and didn't have my wallet, so when the guard asked for ID, I explained I don't keep personal documents on my phone and offered my phone number instead. He checked it and let me take the elevator. I said I visit every week. He replied rudely that he'd never seen me before, and I said maybe he works nights. About ten minutes later security called in very poor English, which I could barely understand, and asked me to come down to move my car. I went right away and asked why, since I always use visitor parking. The guard accused me of lying, pointed his finger at my face, and spoke aggressively. I explained that after three years I know where visitor parking is. He said that space was for “customers,” and one had arrived, gotten angry, and left. I pointed out that it made no sense if the building had only one visitor space. He shouted that I should go outside and said, “That’s your problem.” Two other cars then moved, freeing a visitor space. I asked if I could park there, but he ignored me and walked off. When I asked his name, he said it was “personal.” At reception, the other guard just smiled and wouldn't help. I was extremely frustrated. I said staff should wear badges and that I wanted to complain about being shouted at, pointed at, and ordered around disrespectfully. The same guard later told me he'd taken my picture. I was shocked and told him that taking pictures of people without permission isn't allowed under UAE rules, and that I'd call the police. I feel this started because he said he'd never seen me and didn't like that I'd been allowed upstairs without trouble, so he decided to create a problem and ruin my evening. When I came back down after my visit, he said visitor parking was limited to 10 minutes and that I'd stayed too long. The morning security hadn't told me about that rule; it was the first I'd heard of it. I said, “Okay, good to know,” but also told him it wasn't his business how long my visit lasted.
