Tranquil 1BR Hideaway in Damac Hills

This is about Apartment 1304, Golf Vita A, not the building itself. I’d urge anyone considering it to be very careful with the landlord. He has kept my security deposit, saying I owed part of the rent from 2023. That isn’t true: my tenancy was renewed twice after 2023, which would be impossible if I had supposedly been behind on rent. He also claimed I had unpaid Emicool bills, even though I gave him official clearance certificates for air conditioning, gas, and electricity when my tenancy ended. I found this dishonest and unreliable. I’d avoid Apartment 1304, Golf Vita A, or be extremely cautious dealing with the owner. He has proven to be very corny and unreliable.

The golf course view is great, the location is handy, especially for Damac Hills park, and the gym and outdoor recreation area are nice. The building is clean and well kept, I haven’t noticed bad smells, and packages left outside doors have stayed there safely, even while I was away traveling for over a month. Reception and security have mostly been polite and helpful with me, without the attitude others describe. I’m pretty content living here, and the construction seems solid as far as I can tell, though I have had a loose living room tile, shower water that collects in the corner away from the drain, and no insect mesh on the balcony door, just glass. There are several things that could be better. Noise carries terribly between apartments. I can hear neighbors on both sides and above showering, flushing, watching TV, and other things at night. Administrative tasks often mean going to an office in another building, which should be streamlined. The fire alarm is extremely loud and goes off now and then. That’s my biggest complaint, and I feel my hearing has been affected since moving in. If I had children, I’d leave to avoid risking their hearing. The alarm speaker is inside the apartment, and I think the corridor would be enough. The entrance is only one lane wide, so a car stopping to pick someone up or drop them off can block your way out. There should be somewhere for cars to wait apart from the parking lot’s only exit. Construction outside also creates a lot of dust, so the windows and balconies get dirty quickly. Gas cylinders aren’t allowed for cooking, so you have to get the gas pipe, which was ridiculously expensive, though I can’t remember the price now. I ended up cooking with an electric stove.

Please fix the car entrance process. Neither my access card nor the plate reader works, even after I ordered a new plate from RTA. Why should I have to keep going back to get the card fixed? When I ask security to open the gate, they’re rude, yet they let cars from outside the building through. I’ve also had someone stay in my parking spot for three days, and that has happened eight times since I’ve lived here. This has been an issue for other people too. I moved out of this building a year ago, and I still don’t want to have to email anyone about it. Please just fix the problem.

Living here has been a struggle. Since I moved in, I’ve complained about cooking smells from neighbors coming into my apartment at 1 am, but nothing has changed. The smell gets throughout the flat, and even the sheets smell when you wake up. If you don’t mind food smells filling your home, then move right in. This was the worst place I’ve stayed. The building quality is low, and maintenance and service are basically zero.
