I’d happily recommend this place. The room was very nice, though the utilities could use improvement before it earns five stars.

Our vacation was left stressful and in disarray. Three of us had booked a room at Edem B&B (Sevan) a month ahead, but when we arrived, we found out it had been given to someone else. The hosts said they had called me, but I was abroad and couldn’t use my phone. They never sent a message or contacted me through the booking site to warn us. That felt deeply disrespectful and unprofessional. Instead, we were shown a cramped, dirty, shabby room that wasn’t comfortable, and asked to pay 11,000 AMD. Booking.com listed it for 8,500 AMD. We were left feeling that tourists were being overcharged to make money from a problem the owners had caused. They broke our agreement, and the result was wasted time and a ruined vacation. I wouldn’t stay at Edem B&B if you want a decent trip. I highly recommend it!

Our favorite thing here was the ping-pong table. The accommodation is clean and tucked away somewhere quiet, while the city center is only a few minutes on foot. Cards are accepted. The room options vary in size and what’s included. The first two share a kitchen and bathroom, while the luxury room comes with its own suite. Prices are 8000 AMD, 10000 AMD, and 13000 AMD per night. It’s worth checking Booking.com first to compare booking there with paying on-site. Breakfast is an extra 2000 AMD per person each day.
