The breakfast was delicious, and having reception open 24/7 meant we could check in in the middle of the night. The hotel is on a lively street with lots of bars and restaurants. The room and beds were a little small, but that was okay. Staff didn't speak English very well.

We had a great four-night stay at Avenue 23. The staff were friendly and the breakfast was nice, and the location was great too. Our room was a bit small and not soundproof, but we still had an amazing experience.

The bed was the one real problem for me. I could feel the springs pressing into my back, and it really needs a mattress topper. Apart from that, I had a great one-night stay. The beautifully decorated hotel is right in central Yerevan, everything feels fresh and new, and the place is finished to a high standard. Staff were friendly, check-in was easy, and there was space to leave my luggage before the room was ready. They'd even put branded slippers and toothbrushes in the room.

I was in room 103 on the basement floor. There were some good practical touches: slippers, tea, two 0.5-liter bottles of water, toothbrushes, soap items, a safe, plenty of towels, a TV with Netflix and YouTube, a paid minibar with drinks and sweets, and very good Wi-Fi. The room was cleaned daily, payment by card or cash was possible, and reception was open around the clock. The location was convenient, about 15 minutes on foot from the metro and 10 minutes from the center. Breakfast started at 8:30 a.m. and had a varied selection. There were cold cuts and hot dishes that changed each day, including chicken kebabs, potatoes, rice, oatmeal, barley porridge with mushrooms and meat, scrambled eggs, and omelets. Also cookies, pastries, glazed cheese, fresh fruit and vegetables, bread with a toaster, water, lemonade, coffee from a machine, tea, and juice. The basement rooms are right behind a wall from the breakfast area, which is handy, though the breakfast space itself needs to be bigger. Even with few people it felt crowded, especially from 8:30 to 9:00 a.m., and I had to sit very close to other guests. The basement room had no windows and was very dark. It was cold, and the air conditioner didn't respond when I tried to raise the temperature or change the mode. Soundproofing was a major problem: at night I could hear someone snoring, pressing the air-conditioning buttons, conversations, kitchen appliances and the coffee machine. I even woke up to someone talking, probably guests checking in. Water also started dripping sharply from the shower at night and woke me several times. The noisy, creaking minibar made strange sounds, so I had to switch it off overnight. There was a damp kind of smell, too, and water spilled across the bathroom because there was no glass wall.

The breakfast was the weak spot for me. It was a very small buffet: porridge, eggs, just tomatoes and Korean-style carrots, with no fruit or berries. It felt more like a formality than a real effort to please guests. The hotel itself is new and stylish, possibly opened a year or two ago, and for the price it's one of the best places I've stayed in Yerevan. Rooms are modern, with centralized air conditioning that's powerful, responsive, and easy to control. I connected to YouTube on the TV in seconds. It's right in the city center, close to cafes, landmarks, and public transport. Street racers under the windows can make it noisy at night, so if noise bothers you, you may want to ask for a room that doesn't face the street. I would recommend it for a modern, comfortable central stay without overpaying.
