Opera Avenue Hotel

The rooms are clean and the staff are really friendly. It’s a cute hotel right in the heart of Yerevan, with lots of places to eat or grab a drink within walking distance.

The location is hard to beat, and there’s plenty to see and do nearby. We spent a month in Yerevan and tried several hotels, along with lots of restaurants, cafes, and sites. The experiences were all excellent, and we recommend visiting the city. The staff here were professional, friendly, and attentive. They dealt with any issues we raised, and we really appreciated the effort they made, especially with helping us carry luggage through the awkward layout. It seems to be a family-run business, and the team worked hard to make things better despite the building’s limitations. Our main concern was the Dining Room. We stayed in a room beside it and could hear everything, so we actually wore earplugs at night. Breakfast was awkward because the space is cramped, even though the breakfast staff did their best and were excellent. It didn’t feel up to the standard of a 4-star hotel. Expanding the Dining Room or converting a guest room or two might help. We also stayed in a 3rd floor room and preferred it, though access there was awkward too. Some rooms are downstairs or partly in another building, and there’s no elevator. In future, it would be better if 3rd floor rooms weren’t reached through the alley. The step leading to the back alley is unusually high and should be lowered or given another step to reduce the risk of tripping. Even with these structural problems, we liked the staff and appreciated how hard they worked. In our view, this should be a 3-star hotel rather than a 4-star one, and the Dining Room and access arrangements need attention.

Breakfast was the worst I’ve ever had. Even butter wasn’t provided, and the dining table in the room only seated four, which didn’t work for our needs. The building has no lift, so getting around was difficult, and the washroom facilities were in poor condition. Housekeeping was inconsistent, the daily cleaning fell short, and basic washroom supplies were often missing. That was inconvenient throughout the stay. I chose Hotel Opera Avenues expecting the quality of a 4-star hotel, but the experience was far below that. These problems need attention so other guests don’t have the same disappointment. I’d appreciate a response about what steps will be taken to improve the experience.

The stairs were a struggle across all three floors, and there’s a short path between reception and the entrance. No one offered to help us with our luggage. Breakfast was poor, and for what I paid, the stay wasn’t worth it. This doesn’t feel like a 4-star hotel, and I wouldn’t recommend it.
