The best part is the setting, right by the hills and walking trails, with a lovely lake park only five minutes away. We left early and found somewhere else to stay. The place would need a proper renovation before we’d consider coming back. For what you get, it costs far too much. It was dusty despite the high service fees, and our dog was literally covered in dust. The house has been refurbished, but badly: there were simple repair problems like missing door handles and leaking pipes. You can hear the neighbors, even people walking outside, because there’s no insulation. Some apartments were cold, depending on which one you get. There’s no insulation in the windows either, and the infrared electric heating doesn’t warm the big rooms. Basic things like toilet paper, cooking oil, and pepper were missing. The kitchen was tiny in some rooms, had no extractor hood, and was part of the living room, so good luck with the smells. The garden was ragged, and there weren’t chairs or tables. It was October, but warm in the sun. The mattress was as thin as they come, and some sleeping positions were really uncomfortable. That’s the short version. Want me to keep going?

We booked two nights at Sisi Schloss Rudolfvilla for 12 people, six adults and six children, through booking.com, planning to stay at the end of December 2024. After skiing, we arrived in the evening. We couldn’t even open the gate to get our cars into the parking area, so we had to bring our luggage in from the street. The building was in terrible shape inside and out, and the rooms were dirty. The rooms had no proper heating system. The owner tried to warm them with one or two plug-in panels, but it was no warmer than 10°C. There weren’t enough beds or bedding for us. We told the host the place wasn’t suitable for us to stay even one night and would go somewhere else. He arrived within an hour, then became aggressive, shouting at us and the children, throwing our bags around, and threatening us. We asked for a refund. The owner said he couldn’t return the money because booking.com had it in their account. When we contacted booking.com, we found the host had given them completely false information, claiming all 12 of us had stayed there. We’re gathering the information and documents with booking.com now to seek a refund and our other expenses through legal proceedings. We trust the Austrian legal system. I’d tell people to stay as far away as they can. The building and host are worse than Bangladesh, and this is not Austria.
The host later claimed through booking.com that our group had arrived with about 25 people, wanted to sleep on the floor in sleeping bags, and had tried to bully his representative for cash. None of that describes us. We booked and paid in full for 12, six adults and six children, and arrived in three cars. We left without checking in, and nobody asked us for documents or information. When we raised the problems, the “manager” said, “this is not five star.” We decided to leave because the apartment wasn’t suitable for accommodation. He refused to refund us and became more aggressive, eventually throwing our luggage into the garden and telling us to go. He threatened to have his friends throw us out and to crash our cars if we didn’t move them away from the street in front of the house. In the car, while looking for somewhere else to stay, he threatened to beat us up with his friends unless we moved the three cars right away. We complained to booking.com, which relayed his account to us. We’ve never experienced anything like this. I hope booking.com won’t damage its credibility by letting this provider pass off lies as truth without justification. The host admitted the apartment didn’t meet the agreed requirements or booking.com standards and that he wasn’t entitled to the fee, but still returned none of it. This place isn’t suitable for winter. After reading the other replies from “the place,” I’m curious what they’ll make up about us. A house of terror. Don’t go there.

Then he got more aggressive, threw our luggage into the garden, and threatened to smash our cars and call his friends to get rid of us. He also locked our underage children outside in the cold winter night. When we complained to booking.com, the landlord claimed we had 25 people instead of 12, and that only the extra people had been turned away while the rest stayed the night. We have proof that none of us checked in there and that all 12 of us checked into another accommodation, so the authorities can judge based on the evidence. He now says there were 30 of us. The number seems to grow every day, and he can’t even remember the exact reservation number. He should show evidence of check-in for 25 or 30 people, but there were 12 of us as booked: six adults and six children. The children can’t post reviews, but the six adults will write about what happened wherever we can. He may call that a campaign, but we’ll let people know our real experience.
I’d give it zero if I could. The room was dirty and there wasn’t enough space or bedding for four people to sleep. It was so cold we could see our breath. When we complained, the owner didn’t try to sort it out. He turned us away, threw our belongings out, and sent us off with two children to find somewhere else at 7:30 in the winter cold. We’d already waited more than 40 minutes to check in. It’s unacceptable that a place like this can operate.
