The pool and spa area are wonderful, the park is clean and family friendly, and most visitors are nice. But the new prices have put us off returning. We've stayed at Big 4 Middleton Beach every January for six years and have always had a lovely time. In the past, seven nights in a chalet for four cost around $3000-$3300, and we accepted annual increases of about 5-7%. For the same chalet and dates in January 2026, we were quoted $679 a night, or $4543 for the week, roughly a 38% jump. We first thought Big 4 had made a mistake, but friends who go at the same time received increases between 32% and 55%. At those rates, staying in Albany is out of reach for many people. The new owners suggested coming in the off season, but that's obviously not ideal with school aged children. If price isn't an issue, the park itself is great. Just don't leave things on your deck or unlocked, as thefts happen quite often.

The staff take real pride in keeping this park looking good. The grass sites are green, cabins are tidy and well equipped, ensuite sites are neat, and facilities are clean. There's easy beach access and plenty nearby to see and do. The kids' entertainment is top notch, and the heated pool and spa are a delight. We also loved the big family bathroom with its large bath and found plenty of useful things in the little shop. Staff are very friendly too. We honestly couldn't fault the place. It's become one of our all time favourite parks, and we'll be back.

It's a beautiful holiday park in an excellent location, and I was happy with the facilities. Still, for the prices, I expected something outstanding, and aside from the location it isn't. It feels like a comfortable Prado with a Ferrari price tag. If the cost doesn't put you off, I'd recommend it.

The sites are level, concrete and roomy, and a tractor is available to help position your van if needed. We didn't use the rooms or cabins. There are several BBQs around the park and good camp kitchen facilities, plus a great pool and spa. Walking tracks lead to the beach, and the shopping precinct is close by. The staff were very friendly and helpful. We'll stay again.

My hubby and I had a lovely stay. The layout of the caravan spaces and park homes and villas worked well. It was great having an amenities room for both kids and adults, with a pool table, table tennis, a pool and spa, as well as an outdoor area for adults to gather.
