The location is central but quiet, and it was a decent price for such good quality. We had plenty of cooking facilities if we didn't want to eat out, and the breakfast packs were tasty and saved us time. The owner was friendly and gave us lots of advice. The place was extremely clean and well kept, and the beds and pillows were comfy. Other guests were there, but we hardly noticed them. We had a great two-night stay and will come back to Ballarat.

The B&B is only two blocks from Sturt Street, the main east-west road into the city, yet the area is quiet. I stayed in a standard single, which was clean and had a very comfortable bed. Breakfast was included and plentiful: toast, butter, spreads, juice, cereal, and a fruit cup. Tea and coffee were also freely available. The hosts go out of their way to help, and the B&B is spotless. Sharing two bathrooms and a separate toilet worked fine for me. I also used the laundry, which has front- and top-loading washers, a tumble dryer, and two ironing stations. There’s a pleasant lounge for residents, with a TV and books. I’d happily stay again when passing through Ballarat.

Ray and Jo are such lovely, funny, quirky owners, and the rooms are really spacious. This is the most comfortable little B&B in Victoria, a perfect home-away-from-home getaway and genuinely the best place to stay. 100/100!!! :-D I'll definitely keep coming back. Lovely!!!

We ended up extending our stay because the place was so comfortable, authentic, and homely. The couple manage it well, with a warm welcome and a nice chat. It's conveniently located, and I'd recommend it to anyone.

The owner was a really nice man, and the building itself is beautiful with plenty of history. The beds were comfortable, but I was disappointed there was no private bathroom or air conditioning. Breakfast was continental.
