Botanica Residences

I felt at home at Botanica from my first day. Joy, the Property Manager, is welcoming to new tenants, takes real pride in her role, and has an outstanding eye for detail. I’m also impressed by Aria as a property developer. They clearly put a lot of thought into their buildings.

I stayed in my brother’s apartment for two weeks and loved waking up in the sunshine, then having my mornings on the balcony overlooking the city. The rooftop pool and lounge were so peaceful, I just wish I’d had more time to enjoy them. The gym is small but well equipped. The building seemed secure, and the neighborhood was quiet. It was an easy walk to groceries, restaurants and museums. I’m really looking forward to visiting again.

The apartments are beautifully designed and decorated, with city views, and the rooftop infinity pool is a great place for a BBQ or a relaxing afternoon. They’re in the trendy West End area of South Bank, with a perfect location for visiting the CBD, Arts theater, Museum, Convention Center or Suncorp Stadium. I’ll definitely visit again.

We were happy with Botanica when we moved in in 2016. The atmosphere was good, management seemed professional, and people were nice and respectful. Over time, though, both the residents and management changed. The place started to feel full of bogans, drug dealers and disrespectful, immature young idiots. Our apartment constantly stank of smoke, and level 13 smelled of weed and cigarettes. We had to keep the sliding window shut. Things were stolen from the rooftop while we were watching the Riverfire fireworks, and management didn’t seem to care when we reported it. I wouldn’t recommend Botanica to anyone looking for a friendly environment and professional management. Leaving was frustrating too. Our application for a new rental was pre-approved, but when that property’s management tried to get a reference from Botanica, they were told Botanica was too busy and had 48 hours. We later checked with the RTA, which had never heard of that 48-hour rule. After two days without a reference, the new rental management said they might have to offer the place to someone else. Botanica finally sent the reference on the last day, just in time, and we’re now happily living elsewhere. Botanica also recommended a bond-cleaning company that didn’t do curtain cleaning, even though apparently the curtains needed to be cleaned. We had to pay another company to come onsite and do that. I have no idea why they recommended the first company.
