Oaks Brisbane on Margaret Suites

Ky at reception is a real asset to the Oaks on Margaret. We saw Ky each time we passed through, and were always greeted so warmly that we felt comfortable and welcome. Such a lovely example of kindness and professionalism. Thanks, Ky, for the high level of service and for making us feel so welcome!

Friendly customer service and a location close to the botanical Gardens were the bright spots. Our room was at the back, facing the air conditioning condensers on three other buildings, so it was dark, dingy and noisy. The hotel is beside two building sites as well. With just two lifts serving 36 floors, there was often a wait, and the cable TV kept dropping out. It really spoiled our break, and I won't stay here again.

The mould throughout apartment 2604 on floor 26 was the most concerning problem. There was visible mould on the walls and in the bedroom ceiling corners, enough to raise health concerns. A container of environmental air solutions purifying gel was also there, a product used when mould, bacteria and fungi are present. I'm asthmatic, and the mould affected me. The air conditioner filter was filthy and looked as if it hadn't been cleaned. This was unacceptable and a health and safety hazard. Pathogenic moulds can cause infections and diseases, and should have been dealt with straight away. The apartment was booked for Friday 3rd of October 2025 to Sunday 5th of October. A foul smell hit us as soon as the lift opened on floor 26 and stayed there for both nights. Inside the apartment, the smell seemed to come from the bathroom drain, which looked as if it hadn't been cleaned in a long time. The bathtub and shower were dirty, so I went to 7 eleven for cleaning products and to try to cover the odour. It lingered throughout our stay. The drinking glasses had disgusting fingerprints on them and had to be rewashed before use; the fridge and shower glass were marked with dirty fingerprints too. There were stains on the carpet, which looked unclean throughout. The apartment didn't meet the advertised hygiene and comfort standards. In Queensland, apartment managers are responsible for fixing mould caused by structural issues or lack of maintenance. The hotel manager has a legal duty of care to provide a safe environment for guests and employees, and failed to do so here. I request a refund because these conditions significantly affected my stay. If nothing is done, I'll take this to health inspectors. I've attached detailed images for reference. I appreciate your attention and look forward to a prompt resolution.

Something happened by the pool that left me feeling unsafe, and the company didn't handle it well. Adaisha was the bright spot, though. She's an amazing staff member, so hospitable and helpful. :)
