I’ve been here five months as a tenant, and I’m happy to stay long term. The city view makes up for a lot, and the location is five stars. It’s a little quirky in its colours and design. OC rules say pets have to enter and leave through the side door, not the main one. Nobody seems to mind, but rules are rules, so I follow them. The building management team are great to deal with, though only available on weekdays. The wind howling through the hallways can be a bit nuts. Hallway noise echoes badly, so it’s almost impossible to close apartment doors quietly. Noise from neighbours on either side is minimal, but I can hear every little sound from above. Maybe I just have someone heavy-footed up there, or an elephant, lol. Since I’m near the lifts, I hear everything. Apartment living comes with some noise. As a tenant, I’m happy here, though I might think twice about buying.

I expected to stay here only briefly, but it’s been over two years now. The location is fantastic, with the botanic gardens, South Melbourne shopping precinct and South Melbourne Markets nearby. Federation Square is two stops away, and the Arts Precinct is right there too. The building is award winning, well maintained and has a great pool and spa area, a relaxing outdoor space and views across the CBD. Building management are responsive, and the neighbours are friendly and courteous. I’ve had a great experience living here.

You can hear the next-door neighbour playing electric guitar, and the sound insulation is poor. There’s construction outside the window too, and the neighbour’s door slams loudly every time. I wouldn’t recommend it.

Avoid this place. The neighbours are awful, with kids running around at 11pm and the thumping coming through crystal clear. People talking in the corridor sound like they’re inside my apartment. This is the worst apartment I could imagine living in.
