We came to Las Rias from 12-17 June 2025 in unit 6 for our mum’s 90th birthday. We’ve stayed there three times on different levels, and this time we chose it so Mum could step straight outside to sit and watch the water, pelicans and boats. We’d saved up for the trip and treat holiday places as if they were our own, so walking into an uncleaned apartment was awful. I had to clean it myself. There were ants all over the sink and benches every day. The floors hadn’t been vacuumed or mopped, there was hair on the floor and no dusting had been done. The glass sliding doors were dirty, the outdoor setting was dirty, and there was oil or fat on the kitchen splashback. Cereal and other food were stuck dry to the dining table, and someone’s sock was under the bed. The laundry door jammed against the washer-dryer, so it had to be pulled open and pushed shut. We were given one sachet of sink detergent and one dishwasher tablet, so we had to buy supplies. When we complained to management, Leanne didn’t seem to care. The caretaker wasn’t doing much either, just walking past the units with a fishing rod. The couple next door also said they weren’t happy, despite having stayed before. I feel sorry for the owners, because the people meant to look after their place aren’t doing it. Word of mouth is stronger than an ad. So sad. Regards, Brisbane.

We were there in June for my mum’s 90th birthday, and the room was disgusting. My wife spent two hours cleaning it. The main bathroom door hit the washing machine every time it opened because it was too big. They even tried shaving the door down. This is a 4.6m apartment, who shaves a door? We won’t stay again.

The noise ruined our sleep. We had drilling and loud banging from renovations in the apartment below during work hours, while sand dredging went on right outside our balcony from early morning until 5pm. None of this was mentioned when we booked. I understand the work has to happen, but at that nightly price we should have had a choice. The all-white walls, furniture and soft furnishings caused so much glare that I wore sunglasses indoors. There are no blockout blinds in the bedroom, just plantation shutters like the ones popular in the 1990s, so expect to be awake at 5:30am. The kids in the complex will be up then too. The walls are paper-thin, and the balcony isn’t private. This place isn’t cheap, and I definitely can’t recommend it.

The riverfront location in Noosa is good and the apartments are really nice, though their quality varies. Check which one you’re allocated and look at its photos, as some feel a bit dated. Everything worked in ours. The sandy beach has washed away, so if having one is important to you, call to ask whether the sand has been put back. At the time, that was planned for mid-2023.

We spent plenty of time watching boats go past on the main river route just metres away. The sandy beach had washed away on level 1, but it didn’t bother us. Our apartment was a bit dated, though it had all the comforts of home, and the views and all-day sun from the balcony were great. It even had an automated canopy. The pool was great for June, with the water at 28 degrees, and we used the adjoining spa pool every night, bathing until 9pm. The woman in the office was always helpful. When we had trouble operating the canopy, she sent an apartment manager over within minutes to show us. I’d highly recommend staying at Las Rias.
