The rooms were comfortable and clean, but felt crammed with cheap antique-style furniture, extra beds, and odd decorating choices aimed at over 65s. The bathrooms were huge, almost bedroom-sized, while some beds sagged, the towels were threadbare, and plenty of light bulbs were missing. The breakfast on our last morning really soured the stay. The juices and sauces were watered down, the coffee tasted like dishwater, and the bacon and sausages were the worst hot breakfast versions I've had. There was also an attitude about fried versus poached eggs, even though the eggs had apparently been prepared before we asked for fried ones. It left a bad aftertaste. I've had lovely breakfasts at simple, genuine places even when the ingredients or cooking weren't perfect, because you could feel the good intent. Here, especially after being encouraged to book the hot breakfast, it felt like the owner was chasing extra revenue at the expense of guests. The owner chatted nonstop when we arrived and checked in, then was oddly quiet and unresponsive when it was time to check out and pay. Maybe we'd have liked the place more if we were a few years older, but I think plenty of our group would still have been disappointed. At $145 per night plus $25 per person for breakfast, I wouldn't recommend it.

We booked and paid for a bike event in Orange on Sunday, after arranging a Saturday night stay so my partner could take part. Weeks later, the owner called and said she wouldn't honor the booking unless we stayed two nights. She was really rude and even said, "You have cut my income in half". That's not our fault, you accepted the booking. Now Orange is booked out and we have nowhere to stay.

Jasmin was a lovely host, and the dinner she put on for our brother inlaw's 70th birthday on 3rd July was beautiful. The chateau briand was great with a good selection of vegetables, and the apple and berry pie was to die for. We had a comfortable weekend at the Greentrees Guest House in Orange, with air conditioning that worked well despite it being -6deg on Sat.morning. I'd choose this guest house over a motel, and it may even cost less. Give it a try, you might be pleasantly surprised.

We had a reasonable room, but I wouldn't find it easy to recommend the place. Both mornings the owner woke us with very loud conversations just outside our room, seemingly unable to speak below a SHOUT. We also had to run the gauntlet past staff smoking right by the main house entrance, where our room was. We skipped breakfast. I've never stayed at a place calling itself a B&B that charged so much for it. I'd expect that sort of pricing at a motel, not a "B&B".
