My wife and I had never tried a bed and breakfast before, and this was a wonderful first stay. The family run, adults only place is run by a lovely couple who made us feel very welcome. Everything was spot on, from the friendly service and value to the location and the hosts’ knowledge of the area. It’s the best accommodation we’ve stayed at in Australia. We’d give it 10/5 stars if we could, and will definitely return. Highly recommend it to couples looking for a few days away.

They took the money but then refused to let us check in. Be careful, it felt like they had deliberately set up a trick. They didn’t contact guests properly, and their attitude toward customers was shameful. Booking.com should be ashamed to list this small, cost sensitive, family operated hotel.

Ann and her husband were great hosts, and their service was just the right amount. The room was clean and lovely, with a comfortable bed. Epson on Swan is conveniently close to the airport and to a bus stop with a direct route to the CBD. I’d highly recommend it and would stay here again next time I’m in Perth.

The breakfast I chose was cooked and cost extra, and it was delightful, the best eggs I’ve had with smashed avocado on toast and spinach. The place felt safe, spotless, comfortable and friendly, with a perfect location. Jordan, Ann and lynn made me feel so welcome, and I appreciated being allowed to have my son come in and visit. I’ll be back. All the best to you.
