We booked a year ahead for five peak-summer nights and found the price affordable, which is unusual for a caravan park. Our family of four had a lovely stay in a standard cabin. The second bedroom had two single beds in an L shape, leaving just the right spot for a portacot, and we found that layout much more comfortable than bunks. The kitchen and bathroom had also been updated and felt modern. Being so close to Amaze ‘n’ things was a real bonus, especially with the 50% discount. Our 6yo enjoyed all the activities there, and the cafe tables had puzzles and games that made it a nicer place for us to spend time than the caravan park games room, which had coin operated arcade games. There weren't many other activities for kids onsite, and the pool looked a suspicious shade of green, but that wasn't a big concern since beaches and attractions were only 5-15 minutes away by car. The cabins are close together, so there can be some privacy and noise issues, though closing the blinds helps. Fortunately, our neighbours were considerate. Smith’s beach is beautiful and just a five-minute drive away, with rock pools to explore and a swimming area patrolled by life guards. We'd happily return.

We couldn't stay after seeing the condition of our site and the facilities, so we drove home late that night. I later raised the problems directly with management and asked for a refund, but got no reply. We had booked a powered site at the last minute for one night at $77. The entrance looked tidy and the online photos were appealing, but our spot was at the very back beside a run-down permanent caravan, and the whole area felt neglected. The crushed-rock surface was rough and jagged, making it uncomfortable to walk or sit outside. As we reversed in, we found loose screws scattered through the rocks, a safety concern that could also damage tyres. Behind us was long, unmaintained grass beyond a wire fence. The women's bathroom floors were covered in human hair. In the men's bathroom there was almost no privacy: my husband, who is 6ft tall, could be seen from outside the shower cubicle because the doors were so low. There seemed to be only three small showers and toilets, all poorly maintained. At $77, it was badly overpriced. I might have understood that rate for the better-kept sites near the front, but not for the spot and facilities we were given. This was nothing like the online listing, and based on our experience I wouldn't recommend staying here.

We stayed on an ensuite caravan site, and the ensuite was recently updated and very clean. The location worked out so well: we could walk to a restaurant, and Amaze n things was right next door. Staying at the park also got us a 50% off voucher for Amaze n things. We brought our own fire pit and set it up near the kids' play areas, so the adults could relax while the children played. A great park, and we'd absolutely stay again.

Our powered site was spacious and convenient, and the kids loved the clean swimming pool. Toilets were consistently clean too, while the shared kitchen was spotless and well cared for. Staff were friendly, welcoming, and helpful the whole time. A few areas without grass got muddy and dusty now and then, but that didn't spoil our fantastic stay at Phillip Island Park Lane Holiday Park (13-15 Feb 2026). I'd highly recommend it to families or anyone wanting a comfortable, well-kept place on Phillip Island.

The staff were friendly and helpful when we arrived for our two nights on a powered caravan site. The gravel spot was just average, with discarded building materials scattered around, and neighbours had found large screws in the gravel. The amenities block was poor. For a large park booked out over New Year's, having only three toilets and three showers is very limited. The laundry was worse, with just one washing machine and one dryer working while all the others were marked out of order. The owners could consider upgrading the facilities. The pool wasn't blue like the website photos, it looked green and gross, yet people were still swimming in it. Maybe it's a health hazard. On New Year's Eve, we expected some noise, but one guest had a sound system booming throughout the park well after midnight. It felt disrespectful to people with kids or, like us, those getting up early to hit the road. I would have expected guests to be reminded to keep noise down for everyone else.
