The bed was very comfortable, with high quality linen and a waffle cotton cover, and the unit was nicely laid out with pleasing colours. Each one has an outdoor picnic table, and I’d definitely stay here again, though I didn’t check out the other facilities. We stayed overnight on Thursday in October 2025, in unit 1, which was clearly finished while the others were being renovated. Other people in our party weren’t as happy, so I can only assume their rooms may not have been finished. The units are a reasonable distance from town, away from the centre. Each has a carport with electric charging. The kitchen, dining and bed are all in one room, with an adjoining bathroom that has a full laundry. Water pressure was good. No shower products were supplied apart from soap, but the towels were good quality. There’s a fish cleaning area and BBQ on site, and the kitchen is stocked for use.

The gardens and games room made our stay enjoyable, and there was always a friendly face around. When the town power went out, they came by with torches. We stayed four weeks and couldn’t fault the place, from the moment they answered the phone until we left. Spotlessly clean, with great linen and bath towels, plus a well-equipped kitchen, washer and dryer. Thanks again, Marje and Terry.

Modra's is an easy, enjoyable walk from the town centre. We spent two nights there in early December 2025 and wished we could have stayed longer. The apartment was spotless, with a great kitchen and bathroom, a comfortable living area and extremely comfortable beds. The staff were friendly and helpful, and the place was so relaxing. Thanks for making Tumby Bay a highlight of our trip. We hope to come back next year!

The staff were lovely, relaxed and always ready to help, and the price was very reasonable for the quality. We had an amazing stay in a spacious, immaculately clean apartment with everything needed for comfort. The full kitchen, washing machine and dryer made it feel like home. We’d absolutely recommend it for an easy, hassle-free stay, and will be back next time we’re in the area.

Every unit has its own covered parking, which is a rare luxury in holiday accommodation, and you can use it as an outdoor living area too. The gardens around the place are lovely and feel like a tropical hideaway. We were greeted warmly, then found our room immaculate and beautifully presented. The furnishings and bed were so comfortable I could stay there all day. The appliances are full size, ideal for a family, and there’s a washer and dryer. Plenty of crockery and utensils, and the towels were really soft and the biggest I’ve ever used anywhere.
