Condomínio Tulum

I went to visit my in-laws, who had just moved to Bertioga, and we really liked the condo. It’s very close to the beach, where residents of Tulum have a dedicated area with chairs and a beach umbrella. There are two pools, one heated, plus a sauna, gym, and Pilates room. From my father-in-law’s apartment balcony, you can see a beautiful forest.

This was my second stay at Tulum, and the building facilities and staff were again faultless. The place was impeccably clean, and the employees were extremely polite and attentive. The experience with the owner of apartment 52A, though, was very unpleasant. My family and I plan our beach time well in advance throughout the year, so we always book early. About two months before the trip, the contract manager forwarded an audio message from the owner saying he would cancel our booking because he had supposedly charged too little. That wasn’t true: he had set the price himself, and there had been no discount. It felt like bad faith. The issue was only resolved after I said I’d take the rental contract to court. We thought that settled things, but near the end of our stay the contract manager sent another message from the owner asking us to leave at 8 a.m. That was three hours before the usual check-out time and six hours before the time we’d agreed on and paid for. We’d paid an extra fee to arrive early and leave by 2 p.m. That situation ruined the mood on our last day and disrupted an important family commitment we had that day. It was frustrating and disappointing, especially after all the planning.

The apartment is about 100 meters from the beach and includes beach service with an umbrella and chairs. There’s also a large supermarket on the same block. The building feels secure, with cameras, a 24-hour doorman, and covered parking for two cars, and the host was attentive. A useful feature is the fully enclosed gourmet balcony with a barbecue, especially on rainy days. One suggestion for the apartment we stayed in: the bathrooms really need mirrors and handheld bidet showers. All in all, we had a very good stay!

Tulum is a strong choice if you want family-friendly surroundings, good facilities, shops within walking distance, and a beach that’s suitable for swimming. It’s close to supermarkets, including the Krill chain, as well as snack bars like Burger King and Subway. The shared areas include a gym, Pilates room, game room, party room, pet space, and gourmet area. The building is well constructed, with modern, thoughtfully planned common spaces and a well-trained staff who treat people politely and efficiently. There’s a fantastic outdoor pool with a 30-meter lane and a spacious surrounding area, as well as an indoor heated pool and a sauna, a real bonus in Bertioga. The complex is about 200 meters from Enseada Beach, which is considered one of the best urban beaches on the coast of São Paulo and was rated suitable for swimming in CETESB Bulletin 31/11/2023. It also has exclusive beach service with four chairs and an umbrella.
