Hotel Praia Brava

The restaurant and staff were the bright spots, and the location is really good. The rest was a bad experience. The rooms are old, the internet didn’t work, and the TV wasn’t usable for watching a film or anything else. They were renovating upstairs, drilling and banging away at 10 pm. I couldn’t believe it. This is a run-down hotel that badly needs renovation.

We gave up an hour of beach time for nothing. My family and I were visiting from the north of the island, hungry and hoping to quickly see the beach, when a very friendly man from Goiás offered us four nights at a good price plus a voucher worth 60 reais for somewhere I can’t remember. We’re from the countryside and don’t like being rude, so we agreed. The visit took an hour. In a noisy room with loud music, they pitched a speculative deal to buy a fraction of a hotel room, with 28 days of use per year across low, high, and peak season, for R$140,000 paid in installments. The salesperson showed a Booking screenshot and said we could rent out our available week for up to R$20,000. Maybe I’m from the countryside, but I’m not a fool. Anyone can list a week at whatever price they want; finding someone willing to pay that much for a hotel that doesn’t look like four stars is another matter. The presentation and setting looked perfect, but the offer wasn’t good. My advice to visitors is to say no and not let them pressure you. They didn’t give us the voucher because the printer wasn’t working, and they never emailed it either.

The location is perfect for the beach, just a one-minute walk to the sand. I’ve stayed twice in the older wing. Those rooms are spacious and have the basics, including a balcony, shower, and hair dryer, but the building is quite old. The newer wing has modern, attractive rooms, so ask to see that side.

My husband and I were approached at **Praia Brava**, at the end of **Rua Professor Ari Kardec Bosco de Melo** in Florianópolis, along one of the routes people use to park for the beach. **Praia Brava Hotel** is also on that street. A representative, **Roberto**, offered me **four “free” nights** valid for one year, saying we only needed to see the hotel and its renovation. Only at the end of the presentation did I learn this was a **fractional ownership sale**, with monthly installments and extra fees. There wasn’t enough time to read or consider the contract. Nobody had said beforehand that it involved an investment or buying a share of the property, or explained the actual prices and terms. I felt pressured, and the process seemed abusive. The contract has **hidden costs, strict rules, and a high risk of disappointment**. I didn’t use any of the benefits and asked to cancel right away, but the people responsible still haven’t replied. Later, I found **many reports from other consumers on Google** describing the same approach and lack of transparency. It appears to have been happening repeatedly for months. Be extremely cautious if someone approaches you there. The initial promises are **misleading**, and the contract is clearly **unfavorable to consumers**.
