Right in the heart of Vila Mariana, this is a great location. The apartments are secure, cozy, functional, and very well designed and furnished. There are bike storage facilities, a gym, a reading area, and more.

We stayed at Urbic for a month and had a generally calm experience. We rented the apartment through Airbnb (360), though the photos made the space look a bit bigger. I'd recommend it for one person or a shorter stay. The location is excellent: 10 minutes on foot from Ana Rosa station, 5 minutes from SmartFit, and close to restaurants, small markets, and universities. The neighborhood is quiet. We parked on the street every day without trouble, and there are reasonably priced parking lots nearby, but the building itself has no garage. The building has a basic gym without a treadmill, bike, or elliptical machine, a Market4U mini-market on the ground floor, and a coworking area. The coworking space isn't enclosed, so people walking by can be noisy during meetings. There's also an OMO laundry in the building. It works through an app where you add credits for washing and drying, each costing R$ 6,50, which is more affordable than other self-service laundries. On my first day using it, I found a cockroach and told the person in charge of the building at reception. He said they sometimes show up, so pest control may need to happen more often.

They don't accept guest deliveries, and both I and another guest found cockroaches in our rooms.

I stayed in room 103 for three days, and it didn't seem properly cleaned. There was a dirty food container on a chair on the balcony. The shower had a plastic curtain, which I found highly unhygienic. There was only one used roll of toilet paper, no hygiene kit, and just one bath towel and one hand towel, even though the room was for two guests.
