Park Villa Apartments

The staff member, or possibly the owner, was friendly, and the spot beside the spa park is good. That’s where the positives ended for us. The apartment was partly dirty and clearly neglected. The sofa was worn and needed attention, with food left behind by the previous guest. The shower drain was blocked with someone else’s hair, so we stood in the water while showering, and the hairdryer didn’t work. The stairwell was narrow, run-down, and neglected, and the elevator looked out of service. Getting luggage up to the second or third floor would be a struggle. Even the arrival was disappointing: the so-called “villa” sits between two eyesores, and its hallway felt more like a prison corridor than a villa. There were no photos of the hallway or stairs on Booking.com or the website, which would have been useful to know beforehand. We visited five hotels or holiday apartments on our trip, and Park Villa in Bad Kissingen was easily the worst. We wouldn’t recommend it to anyone.

Even the bad weather worked in our favor. We spent two weeks in this huge, beautifully furnished apartment, which felt like a four-person paradise for the two of us curious seniors. The mattresses were so comfortable, and there were power outlets everywhere, so no one had to compete for the last one. The warm bathroom had underfloor heating and a full glass wall, which made us feel like we were in a heated designer showroom booth. The heating kept us toasty even in sub-zero weather. Stylish lighting made breakfast glow before we’d even had coffee, and the 50-inch TV and good Wi-Fi were welcome too. Caretaker Juri and manager Johann were the real backstage superheroes, always ready to help, even with the glass-wall drama. Thanks for a lovely stay. We’ll be back. The location and room size were the only things that made the price seem reasonable. I won’t book this kind of accommodation again. What we saw online didn’t match the room, which felt misleading once we arrived. Cleanliness could be better: there were stains on the sofa, hair on the shower mat, and dirty wall tiles. The mattress was so stained that marks showed through the cover. Setting up the bedroom TV also meant a long channel search. The duvet’s static was almost funny, crackling at night and even making little flashes of light. Breakfast was available about 600 meters away, but we chose not to go.

The location was central, with everything an easy walk away. That was the one good thing. The place was filthy, from the rooms to the kitchen and bathroom, and the furniture was broken. The ashtray was still full, the balcony was in bad shape, and bits of plaster were lying around because the landlord said the windows had recently been replaced. The backyard looked like a construction site abandoned three years ago. I’ll leave the service aside for now, maybe something will come of it. Still, never again. Definitely wouldn’t recommend it.
