Lubja Holiday House

I wouldn't recommend this place if you want a peaceful holiday or a good night's sleep. The soundproofing is so poor that even small noises carry strongly through the walls and ceilings, especially someone showering. We stayed in apartment no. 3 on the building's first floor, and the noise disturbed our sleep. A child woke up because of a shower in the neighboring apartment. The owner's response to the problem was not serious, and their attitude was hostile, arrogant, and extremely unpleasant.

Both nights were tense, and I can't recommend this place to anyone looking for a peaceful break. We were staying with children, and the landlady knew it was a family booking. We chose the accommodation because its rules said no parties and quiet hours were 23:00 to 7:00. Instead, guests in the second-floor apartment had loud music, conversations, and other activity both nights. We couldn't reach the landlady because her phone was off or out of range. Talking to the neighbors ourselves didn't stop the party, and things got heated enough that we called the police. They arrived at about 02:00 and the music stopped for 40 minutes, but the party didn't end until 6:41. We sent messages to the hostess, and when she read them she didn't think an apology was needed.

We lost two nights of family sleep to noise, and I've never dealt with a less responsive host. We booked the first-floor apartment with a terrace for two nights because we were traveling with small children and the listing promised no parties, quiet hours from 11:00 PM to 7:00 AM, and a good location and accommodation. The house has extremely poor sound insulation, with walls like paper. On the first evening, a youth party in the second-floor apartment carried on past 11:00 PM. We couldn't reach the landlady by phone or in writing, so I spoke to the neighbors myself. They at least tried to quiet down after I warned them. I wrote to the landlady about what happened, but she didn't respond. Around 9:00 PM on the second day, we came back from the city to a yard full of cars and loud music upstairs. There was a party with alcohol, and it continued after 11:00 PM. Again, the landlady couldn't be reached, so I went to speak with the neighbors. I pointed out that booking.com said quiet hours ran from 11:00 PM to 7:00 AM and parties weren't allowed. They said they knew nothing about booking.com, had rented directly from the landlady, and were allowed to party. They wouldn't turn the music down. Around 1:30 AM, as the party grew, we called the police. They arrived relatively quickly, explained things to the organizers, recorded their details, and ordered the music off. They said that under Estonian law noise is allowed until 00:00, and that on the first call they only issue a warning. About 45 minutes after the police left, the partygoers turned the music back on and made noise again. The party ended at 6:40. This stress and the sleepless nights could have been avoided if the host had thought about guests as well as receiving money.

Great for families with children, this is a cozy, pleasant complex with a courtyard. The barbecue facilities and the yard are lovely.
