For only 5€, I got a very informative guided tour of the building with Alain from the Beausoleil Tourism Office. It's in French only, and it doesn't happen often, so check the Office Tourism Menton Riviera & Merveilles website. I enjoyed it very much and highly recommend the visit. Riviera Palace is a stunning Belle Époque building and a National Heritage site, now a residential complex. Officials host public visits to its garden heritage area. The tour covers its history, from luxury hotel to wartime hospital to residential buildings, and mentions notable guests such as Winston Churchill. Its garden's glass canopy was designed by Gustave Eiffel.

At the property, we found scaffolding and heard jackhammers, with no sea view or balcony. The photos were flattering and completely misleading. Dylan and Ambre's Airbnb listing hadn't mentioned that the building had been under renovation for several months. The balcony had no railing and was dangerous, and there's only one window in the whole apartment, with very dirty panes and shutters in very poor condition. There are no windows in the bedrooms, and the ceilings are under 2 meters high. Anyone claustrophobic should beware. Parking is extremely difficult. When we told the host, he immediately said there would be no refund. Since then, the listing has only had a vague mention of the renovation. The host was arrogant, rude, and disrespectful toward guests. The property is too dangerous and should be removed from the listing. We reported the missing railing to Airbnb and had to find other accommodation in a hurry because we no longer trusted the host.

We returned the room key, but our deposit wasn't refunded. On top of that, they charged us extra for allegedly changing the lock. Nobody apologized for their mistake, and we had to call several times and insist before we got our money back. It was finally sorted out after all those calls. Very unprofessional!

Such a romantic place. It's a shame the management is only halfway there, so the restoration splits both the magnificent building and the colossal greenhouse designed by Eiffel in two.
