The balcony was a favorite, looking out over the busy street, with the Opera and market in view and the beach just across two streets. Breakfast had plenty of healthy choices and was fantastic, and the staff were warm and hardworking. Fred is the best! The bed was comfortable and the room simple but worked well. The windows cut down the street noise, though the location does come with some.

We were so glad we found this BNB. The cafe staff gave us a lovely welcome, and breakfast was fantastic each day. It's a simple place, but the location beside Nice Opera is hard to beat, with the Promenade and beach just one block away.

My wife thought the location was superb for taking in Nice, and we would come back, though we'd pick somewhere a little quieter. There are two parking areas nearby, but check the cost. We paid over 40€ for 36 hour stay at palais de justice. We arrived around 2100 for check-in and didn't initially realise the room was run by a large restaurant on the corner. It was very busy, so we waited a while to be shown in, which was understandable. The room itself was nice, with a bath rather than a shower, and the toilet on a mezzanine level. The street noise was extremely loud even with the windows shut. It went on until 2am and started again around 7am as the market set up. That was fine, just not what we expected. I was quite ill during our stay, unrelated to the place, and my wife had to hear some awful sounds from the mezzanine toilet. With it 30°C outside, running a bath felt odd, and a shower would have been a godsend. I was bedridden and we skipped breakfast, but at checkout two staff greeted us very warmly, and the breakfast looked great on a beautiful corner. It's in a super-busy, buzzy part of Nice, just a stone's throw from the beach.

The room was lovely and the service from the restaurant waiters was amazing. You're right in the lively heart of Nice, next to the beach. Couldn't have asked for more.
