The location was great for the university and botanical gardens district, and you couldn't be closer to the station. Still, I wouldn't recommend taking the train to the Titanic Quarter, as the walk from the station is so miserable. With so little choice in Belfast, it felt like this place was thrust upon me. Check-in service was friendly and helpful, but the room let me down. The toilet waste pipe clearly wasn't sealed properly, leaving an unpleasant smell, so I kept the bathroom door shut. The bedroom cup hadn't been cleaned after the previous guest, and I had to wash it in the bathroom sink. The blind was four inches too short, letting light in and leaving little privacy. There was just one pillow, and it was hard and flat. Worst of all was the “free breakfast”: toast in a dark, bare, freezing unheated room, and I accidentally drank coffee that turned out to be stone cold from the day before. There were spills everywhere and nothing to clean them with. It felt like breakfast in prison. They'd be better off offering no breakfast at all. For the price, you get what you pay for. My advice is to pay for a better hotel in the city centre.

The receptionist was super friendly and helpful, and there was toast, cereal, tea, and coffee in the morning even though breakfast isn't advertised. A nice little extra to tide you over until a cafe. The milk was a bit off when I stayed. We were there for one night, and the small twin room suited us fine. It was warm and very clean, with comfortable beds, though they were a little soft for me. The small ensuite was adequate and had hot water. The location is ideal, with regular buses into the centre and lots of nearby bars and restaurants. I'd definitely stay again.

The location is a real plus for a budget stay: Botanic Rest B&B is close to public transport, food, shops, downtown, and the bus station. The bed was comfortable enough, but the room stayed too warm even with the window open. Thin walls meant I used a noise app to sleep. A few things were awkward: the shower leaked all over the bathroom, the cold tap was lukewarm, and there were no privacy placards for the door. The floor also slopes slightly, so watch your step if you get up in the night. It's an okay option if you want a well-located budget place and can put up with these quirks.

The room was clean, with super-soft beds, and the small bathroom worked fine for us. It's about a 15-minute walk from the town centre and five minutes from the botanic gardens. Tea, coffee, and toast are free from 8-10am, and there's a kettle and microwave downstairs in the lounge if you need them. There are some really good food places nearby.

The location worked well for us, and the room was clean. We really liked the shower, with great pressure and just-right heat. A little more room for bags and clothes, plus somewhere to hang towels, would have helped.
