The refund took countless calls and hours with Booking.com and Tudor eSuites. I only got my money back after threatening legal action and pursuing it through Paypal, the service I had used to pay. Booking.com and eSuite kept saying the terms were clear, but I believe both companies violated my consumer rights by using a fake address. I gave them plenty of chances to refund me, and they refused. Booking.com said only eSuites could cancel and refund the booking, while the app kept showing an error when I tried to cancel. The whole ordeal spoiled our holiday and caused a lot of stress for my partner and me. We had booked a Monday night in Birmingham a couple of weeks earlier. At the address in the booking details, we found a random man's house, not the accommodation. He said this had happened before. The supplied phone number wasn't recognised, and the number on the website didn't work either. It was late, we were in an unfamiliar city, and we were worried it was a scam, so we had to find somewhere else to stay. The terms said we had to transfer a £500 deposit before eSuites would, I think, provide the actual booking information. With a fake address and a dead phone number, I wasn't going to risk sending another £500 to a random bank account. I never normally leave reviews because I try to be objective, but I don't want anyone else to go through this. Appalling experience. Avoid this property.

The apartment was in awful condition, with mould, damp, broken ceilings, dust and cobwebs everywhere. I asked for it to be cleaned before check-in because my son has asthma and other medical conditions. They require a deposit before arrival, and in my case they still haven't returned the £500 after 14 working days, making excuses. I have attached photos so people can see for themselves. I'm taking this further and hope the licence gets revoked. I'll be reporting it on every platform. Please avoid this company for a temporary stay in Birmingham. @tudors esuits advertise properties through airbnb and booking.com.

We left after about 20 minutes because there were bedbugs in every bed. They also wanted an extra £25 per bed for bed linen. The phone number we were given at booking was fake and wouldn't even ring, so a lot of money went to waste on this trip. There were 13 of us, but after booking we were told we'd have two rooms, with eight people in one and seven in the other. The deposit was suddenly £1,000 by bank transfer instead of £500. They said £250 would be taken if anyone exceeded a room's limit, so even swapping rooms to get our things could cost us money. It felt like we had to walk on eggshells. Moving anything could mean a £250 fee, plus a £150 excess cleaning charge. We'd have respected the rules and cleaned up after ourselves, but we felt the company might look for a way to take money even if we left the place in good condition. The listed address also turned out to be fake and nowhere near the right location. Avoid.

I stayed for three months, and the place was in terrible shape. Everything inside and outside the building was dirty, the kitchen was broken, and there was even a rat in my apartment. They didn't believe me until I sent them a video of it. Worst service I've ever had.
