The place has a warm, charming feel, with some endearing quirks. I felt like I'd been welcomed into the home of a good acquaintance. It's clean, relaxed and hugely welcoming, with lots of thought put into the things I might need for a comfortable stay. I met a kind, helpful gentleman decorating downstairs, and another resident I came across was open and friendly. The instructions, information and communication were very good. It's also very good value for money, and thankfully within my current budget.

The location was the only good thing about this place. The building felt like a run-down relic in desperate need of renovation, and there was no front desk. I had to call the owner using the number provided to get the entrance code. This so-called hotel felt more like a dilapidated hostel. There was no proper breakfast, just a small, sad cereal box tucked away in the room cupboard. For what we paid for one night, I expected at least a basic food selection. The whole experience was disappointing, and I wouldn't recommend it to anyone. It fell far short of even basic hotel standards.

We stayed last weekend for the three day Cheltenham November race event. The room was large, massive and clean, with a shower in it. There was a fridge full of porridge, yogurts, drinks and fruit, and the room was serviced every day with clean towels and everything. It's only a five minute taxi ride from the races. We'll definitely come back on our next visit. For anyone visiting Cheltenham, I'd recommend it as top value for money. Hard to beat. The Stewart’s family Ayrshire Scotland

The room was clean and spacious, and I got a reasonable night's sleep, although the mattress could do with replacing. The place is very dated, and I wouldn't really call it a hotel. I didn't see anyone at all, and there was no reception. The entry codes came by email. For what I paid, it was OK, though I'm not sure I'd stay again.

There wasn't anyone at a desk during the day to greet me or answer questions. The room felt dated too, from the chair to the window and wall paint. And breakfast was a joke: boxed cereal and milk in a fridge that wasn't turned on, so it had spoiled. Better to look elsewhere.
