The sea view from our room was lovely, and Ian and Nikki made us feel welcome. We stayed for four nights in August 2025, and the hotel was just a few minutes’ walk from the town centre. Breakfast was great too. It all made for a really nice holiday, and I’ll definitely stay here next time I’m in Dawlish.

We stayed in room 11 for three nights from 27th July. The bed was very comfortable, and we had a lovely view of Dawlish. Breakfast was tasty, with plenty of choices. Nicky was a warm, funny host who made us feel welcome, and her husband Ian was very helpful when we booked. My partner Fred and I can’t wait to come back.

Ian was there to greet us and help make the parking work, which was useful because the car park is quite tight and could be tricky with a larger SUV. We booked at the last minute, and Ian and Nikki were happy to fit us in. The rooms were clean and comfortable, and breakfast was delicious and award winning. It’s a lovely traditional B&B near the centre of Dawlish, with all transport options a short walk away. We’d happily recommend it and stay again on our next trip.

We only had a short visit, but really enjoyed our four nights. Lyme bay house is well placed, just a couple of minutes on foot from Dawlish town, buses and trains, and there’s a car park too. Nikki and Ian are just brill. If you like walking, try the coastal route to Teignmouth or even Starcross. As Arnie would say, we’ll be back.

Nikki made a superb breakfast, with all the egg options available. We stayed two nights, and the room and facilities were lovely. We came by train and walked up to the guest house, where we got a warm welcome. Thank you, Nikki and Ian.
